Please be advised. When you get your water heater replaced be sure the installer/electrician checks the wiring all the way to the breaker. Our wiring had melted. Scary to think that these older appliances have older wiring that is dangerous. The copper pipe was blistered by age and was replaced as well. This could have been a slow steady drip on to the ceiling at the very least.
