The stats are in, and 2024 was officially THE WORST YEAR for home sales since the 1990s! According to the National Association of Realtors. "Sales of previously owned US homes slipped to their weakest level in about three decades last year on the back of high housing prices and mortgage rates, according to industry data released Friday." Ouch.

It's not all doom and gloom though, we do have some things to look forward to, but it will take time. While volatile interest rates and sky-high prices are still currently in effect, there are some encouraging signs for buyers waiting in the wings. Approximately 1.15 million existing homes were listed towards the end of the year - so we have inventory. Interest rates are expected to slowly fall to around 6%, which could increase home sales by 2-5% in 2025, further increasing over the next few years, according to Fannie Mae. We could already see signs of this happening in December.

So what would I say to tentative homebuyers waiting to make their move? Hang in there! Your time is coming! Start reassessing your financial situation and goals in preparation and consider speaking with a financial consultant or lender. Of course, make sure you prepare with a realtor who understands the market and get your game plan ready. If you have questions, don't hesitate to reach out!
