In the last 2 years, I have had 4 long term tenants at 4 different homes move out for the reason of purchasing their own home. Every one of them thanked me for being a great landlord, and stated how happy they were, living in my home and how they would never have moved if it wasn't for purchasing their own. This is the part of my business that's not about money. It's about making a difference, doing good, and helping people. Whatever you do, if you're doing those 3 things then you'll never have to sell a product; your product will sell itself.

PSA!! Every now and then over the past several years, I'll start beating my drum, urging folks to make real estate moves. In 2001 I was hell bent on finding income property. In 2008 I begged friends not to let their homes go if they could avoid it. In 2015, I pressed my husband about jumping on more properties in transitioning neighborhoods. In 2019, I pushed extra hard for my friends to start investing in real estate, and I launched my online class to help who I could. In 2020 I got on my horn, urging everyone take advantage of the rates by purchasing or refinancing. While there is no crystal ball or perfectly accurate prediction, the signals are rarely very far off. Today, I'm urging people not to shy away from the real estate market, and to be cautious about waiting only for rates to drop. Lower prices are a great reason to get in - but don't wait on those too long either. Historically, the trend line for home prices moves UP - you can fact check that for the last 100 years. So here is my beating drum for 2023.... home prices are beginning to decline. Do not wait for a drastic crash, and do not wait on rates. You can always refinance when the rates drop, be it next year or beyond. But don't miss the opportunity to purchase while prices are stabilized. This year, I am committing to do my best to help find income property for OTHERS. The deals will be in the Houston/Gulf Coast area. And remember, you don't have to live in the area you invest in. For those who have taken my class, or anyone who is interested in receiving leads on the homes I find, DM me your email and you'll be added to the list to receive the info on any deals I snag. I once heard a saying, "date the rate, marry the house." I completely understand higher interest rates stopping people from purchasing a home right now...but if you are in the market for your personal residence and are waiting out interest rates, you may want to think again! Prices are dropping but it won't stay that way; inventory is still at an all time low, and that house you're eyeing will likely be snatched up before long.... if you find a house you love, the price might never again been as low as it is right now. So, if you can still qualify and afford the payment at the current rates, my suggestion is to go for it now! And when the rates come back down, refinance it. You don't want to look back in 5 years and "wish I would have...."

I am so excited to kick off my real estate investing class starting TOMORROW, March 1st! Yall, it is getting real out here. Our world is in shambles on so many levels. Our economy is threatening people's entire futures that they've worked so hard for. I'm doing this not because I want to be just another "Facebook-promoted master class for something you don't need and will never use." I'm doing it because I know real estate can change your life, and because so many people have asked me for insight on how to make investing a reality, and I'm not able to sit down for as many 4 to 6 hour lunch dates as I'd like to in order to share it all. So I put months into creating this 4 hour class in hopes that I can share it with all my friends at once. And no, not for money. I just finished reading this book... a vivid painting of the truths that plagued the U.S. for far too long. We all know the stories about red lining and housing discrimination, but to read about true individual accounts, and actual events was mind boggling and heartbreaking. It motivates me even more to take advantage of the opportunities that real estate affords us. And now EVERONE has access to participate! I do not take it lightly or for granted. Real estate is the single biggest source of wealth building for families, and the simplest way to leave a legacy. Take advantage of this privilege that only a short time ago, many did not have.
