So we have a scammer staying in the Van Zant House Annex unit (front left on Mull St side), who hasn't paid anything in more than two weeks. Marvin paid once through Booking.com then said he wanted to stay for a few months, and said he was waiting for a social security check and needed to have it sent there. In truth, what he was doing was trying to establish residency so that we have to legally evict him and he could stay there for free during the process. What an absolute dirt bag. Straight up stealing IMHO. Costing the property a fortune while he uses the unit, our electricity, our AC, our furniture, watching our satellite package on our TV. Infuriating. Any lawyers out there who can help?

Hey all, looking for ideas & thoughts for the Van Zant Main House unit. As most of you know, there are four different units available as short term rentals at the property. The Main House is twice as large and has most of the memorabilia, yet for the past year, it has been the worst performing of the four units. It has only been occupied 30% of the time. That's right, even Johnny's little one room studio plus bathroom has done better. This is perplexing. One thought is to renovate it and split it into two smaller units, making them each less expensive per night. But this would take away from the idea of leaving the space much like it looked in the 60's and 70's or hosting larger parties. Any ideas on what to do would be appreciated! Today, we salute local news legend, Tom Wills, retiring after 49 years serving the Jacksonville community. Very early in Tom's career, he was sent to Gillsburg, MS to cover the tragedy of the plane crash that took the lives of Ronnie Van Zant, Steve & Cassie Gaines, Dean Kilpatrick, and the two pilots. Check out some of the video, below. He did so with respect and consideration that marked his entire career in Jacksonville. Thanks, Tom, for a job well done!

Last minute DEAL to visit St. John! Due to an extremely annoying nth hour cancellation, we have a five night window in our villa at Sunset Ridge from June 6-11. Seeking out a new handyman for the property after our guy Chris moved back to CA. Many thanks to him for all his help. We pay $30/hr and this is very part time, as needed work. Looking for someone who cares about the property, who can do most kinds of work, who isn't going to try to milk hours, and who be Johnny on the spot in case of emergency. Prefer someone who lives close to the property, like within 15 min. No drugs or heavy boozers, please. DM or reply to start a convo.

Got Airbnb Superhost status for the first time! Only took about eight years. I'd like to think some of it was steady improvement, but the reality of it is, it's probably a good bit of luck in not drawing the wackadoodle guests or habitual complainers for the requisite quarterly review period.

Any local Jax plumbers want to make some quick cash? Marlene's trailer on the back of the property needs the two showers reconnected to the new PVC lines we ran (possibly new headsets), and it also needs a stubborn kitchen drain power snaked. Any handymen types looking for some last minute Christmas cash? Will be working on the manufactured home ("Marlene's") at the property this Friday from about 10am-4pm. Need help installing flooring, putting up window blinds, light electrical work, assembling furniture, painting, reinforcing doors, and other odds/ends. Will pay cash, $30/hr, at the end of the day. Owner will be there working alongside you, so come prepared to work to clear punch list. Happy to employ more than one person. 2-3 would be ideal.

Just heard the Dolly Parton version of Freebird, that sounds like a digitally remastered overdub of the Skynyrd original with her vocals and even some of Ronnie's. At first, I didn't like it, then in the middle I sort of did, and then at the end was sort of torn again. What do y'all think?
