Big Island Home Market Update June 2022
Summary: The inventory continues to climb and the number of homes sold decreased slightly in the month of June. Median price of single family homes on the Big Island fell slightly, whereas the median prices for condo increased by 13.6%. As we enter summer season, the homes are selling quicker, especially for condos, which showed a 51.7% decrease in days on market.

May 2022 vs June 2022
Active listings increased by 20.7%
Sold listings decreased 7.4%
Median value of single family homes decreased 6.6%
Median Value of condos increased 13.6%
List vs Sold price (single Family) increased 3.9%
List vs Sold price (Condo) =no change
Days on Market (Single Family) decreased 5.7%
Days on Market (Condos) decreased 51.7%

Brief summary (Island-wide):
Active listings: +58% vs last month!!
Total homes sales: -9% vs last month.
Median sales price: -9% vs last month.
Days on Market: +1 day

The market is slowly cooling. What does this mean? With increasing interest rates, the buyer pool has reduced. We are also starting to see price drops on active listings again, which means bidding wars are not as common. In a nutshell, if you're a buyer and suffered from buyer fatigue of constantly getting outbid this last year and a half, there's a better chance of you getting your chosen home (as long as you weren't disqualified from rate increase). BUYERS keep in mind, even though interest rates are much higher compared to the last 2 years, the rates are just now catching up to what they were pre-pandemic. SELLERS, with the cooling market and buyer pool reducing as rates increase, this is the time to list your home if you are thinking about selling. The market is still really strong with the average home sold at 96.9% of the asking price for single-family, and a little over 100% of for list price for condos. Don't miss the opportunity to get top dollar for your home.

Regardless of your feelings towards sharks 👻 🦈,People underestimate the part they play in our ecosystem. We NEED sharks! So happy to hear is the first state to ban shark fishing 💪💥!



Repost from : Congrats Hawaii who continues to lead the US in shark protections! Shark fishing is illegal in the state as of January 1st.
The State of Hawaii’s Division of Aquatic Resources has announced that shark fishing is officially banned, thanks to a bill passed in 2021 by the State legislature. Act 51 makes it illegal to contain, entangle, or kill all shark species in state marine waters.

In 2010, Hawaii became the first U.S. state to ban the possession, sale, trade, and distribution of shark fins. A shout out to who led the initiative and David Ige who signed the new law into effect. This bill will help protect all sharks from being fished and finned in state marine waters.

This law is aimed to protect young shark species at risk of being overfished. The Division of Aquatic Resources Administrator, Brian Neilson, said in a statement, “Our Department is well aware of how important sharks are to maintain healthy marine ecosystems. And we recognize their importance for native Hawaiian cultural practices and beliefs.”

To help integrate this new law, the DNLR may implement specific regulations such as “ensuring that the incidental capture and release of sharks while targeting other species is not a violation; preventing the wanton waste of sharks; and limiting gear such as gill nets, in areas identified as shark nursery habitats.”

Anyone caught breaking the law will be subject to a misdemeanour accompanied by a hefty fine. First-time offenders will face a $500 fine, second-time offenders will receive a $2,000 fine, then third and repeated offenders will receive a $10,000 penalty per offence.

Come any time between 9am-5pm (look for the Surfrider tent at the bay to check-in). The will provide trash pickers, hand sanitizer, trash bags, and water cooler dispensers. All participants are asked to bring a refillable water bottle, gloves, sun protection, and reef-safe sunscreen 🧴.
