Today, we take a moment to reflect on and honor the life and legacy of Dr. Martin Luther King Jr. In the spirit of building better communities with his vision in mind, TruAmerica Multifamily is proud to support The LA Wildfires CRE Pledge for Action. This grassroots initiative focuses on addressing the immediate needs of people in wildfire-affected communities across Southern California while laying the groundwork for long-term restoration.

We’re excited to announce the expansion of our core team and business lines, along with the launch of a new vertical. This new investment strategy will complement TruAmerica’s extensive value-add track record and is a natural evolution of the platform our team has established. Our dedication to scaling TruAmerica Multifamily’s capabilities both addresses unique market demands and amplifies our ability to build better communities.

Our value-add investment strategy remains our flagship ex*****on, and the numerous key hires and industry veterans we’re bringing on board will continue to strengthen these existing business lines. TruAmerica is thrilled to welcome several industry veterans to the team to drive the success of these strategies in 2025 and beyond:

Ted Egner will lead acquisitions in the Mid-Atlantic and Northeast markets, positioning TruAmerica to capitalize on emerging market opportunities in these high-growth areas.

Benjamin Finley will lead the development of TruAmerica’s Affordable Housing vertical, including acquisitions, asset management, partnership and capital transactions, fundraising, recruiting, and team development.

Stuart Cramer, will transition from an advisory capacity to a full-time role to progress TruAmerica’s Build for Rent vertical into its next growth stage focused on targeted investment strategies in high-demand locations throughout southern California.

The TruAmerica team is thrilled to congratulate Richard Sodeke on joining the National Multifamily Housing Council's prestigious Emerging Leaders Committee for a 3-year term starting this month. Richard's dedication, exceptional efforts, and the meaningful relationships he has cultivated within the industry is impressive.

It’s an incredible honor for Richard to contribute to the 15+ year-old tradition of NMHC, a council that continues to shape and influence the housing sector through its impactful advocacy, research, and innovation. TruAmerica Multifamily is immensely proud of Richard and looks forward to seeing the great work he and the Emerging Leaders Committee will accomplish over the next three years!

TruAmerica Multifamily is pleased to announce the acquisition of Maris Pointe, a 280-unit apartment community in Orlando, FL. Formerly named Fisherman’s Village, Maris Pointe is an institutionally maintained asset with remarkable opportunity to renovate apartment interiors and amenities. The infill location also delivers exceptional connectivity to top employers, downtown Orlando, shopping, and dining. TruAmerica closed out an active 2024 with this acquisition, which will add to TruAmerica’s current Orlando portfolio of over 3,850 units across 11 properties.

As one of the top growth markets in the United States, TruAmerica has been investing in Orlando since 2017 and will leverage its expertise and scale in the market to execute its strategy of building better communities.

Looking forward to 2025, the general sentiment from these meetings is optimistic, driven by expectations of strong economic performance and robust job growth, fueled by pro-growth dynamics that continue to shape the investment landscape.

Matt Ferrari recently had the pleasure of joining Shannon Wilson, Doug Faron, and Michael Broder on the Developers, Owners & Operators panel at Connect CRE’s Southeast Multifamily Forum. The discussion covered a wide range of topics, including how technology can enhance property performance, the current state of the transaction market and values, strategies for finding opportunities in the current market, and the shifting demands of today’s renters.

The TruAmerica Multifamily team is incredibly proud of Matt Ferrari for successfully climbing Antisana, the third tallest mountain in Ecuador, which stands at 18,875 feet. As many of us know, Matt is an experienced climber who has tackled several big mountains around the world.

Reflecting on his latest climb, Matt shared that this one was longer and more difficult than some of his previous mountains. In preparation, he took ice climbing lessons and faced moments during the ascent where he questioned why he had taken on such a challenge—until he reached the summit. Matt also credited his guide at Alpenglow Expeditions for making this climb possible, emphasizing the importance of teamwork and support in achieving such a feat.

Celebrating this accomplishment reminded him of the hard work and dedication required to succeed—whether it’s in climbing mountains or investing in commercial real estate. Both pursuits highlight the rewards of perseverance and the sense of fulfillment when reaching the top.

Bob Hart recently shared insights with Connect Commercial Real Estate on the political and regulatory outlook for . With anticipated rate cuts, reduced rent regulation, and pro-business policies under a new administration, Hart foresees a favorable economic climate for real estate. The recent 25 bps reduction in the federal funds rate is expected to put downward pressure on long-term rates, supporting stronger U.S. housing demand and multifamily expansion. Hart also discussed the impact of reduced regulation, increasing demand, and improving vacancy rates as new supply slows.

The TruAmerica senior management team recently enjoyed an offsite retreat filled with bonding and thoughtful discussions on company goals and objectives for the rest of 2024. We rounded out our valuable time together with a lunchtime bicycle ride along the Hermosa Beach Strand.

2024 is shaping up to be a strong year for our growth as a national multifamily platform, which now spans 17 states and over 60,000 units. We look forward to an even more dynamic 2025 as we lay the groundwork for growth opportunities that will leverage our team’s deep operating expertise across the U.S. and support our mission to build better communities.
