Does implementing a strong cap on the number of rentals be a net positive for the city, either economically or practically?

It's been a heck of a month... We've finished two projects! One of them at our own home. Simultaneous projects are always hard, but I can usually separate myself a little. Not this time! Waking up to jackhammers and drilling every morning for a month will really drain a gal!!

It's been a crazy few months, and a long time since I posted... But we've been making *major* headway on the Evelyn property over near Churchill Downs's backside! It's an adorable property coming up for sale... We've not left anything undone in making sure that this will be a beautiful and maintenance-free home for someone to enjoy for years to come. Here's just one photo of the before and afters. Of course, true to form, I did not take any "before" pictures from the actual situation of what the property looked like after our long-term renter left, but I promise you it wasn't as good as this photo from the previous listing that is shown here. I'm always just so ready to get the work done that we just start working, and forget to take good pictures. We completely reconfigured the cabinetry, did a beautiful paint job, added gorgeous granite and a super deep single stainless steel bowl sink, with a gooseneck faucet to come. What you can't see is our movement of the laundry area from the right hand side of the main wall of the kitchen into its own separate space on the other side of the room. The new utility space has a massive built-in pantry, houses the water heater and a stackable laundry unit, all closed away from sight with a pocket door. The pantry in there is in addition to a closet pantry that is on the left hand side of the photo, which you can't see here either. We've also added a gorgeous suite of brand new Samsung appliances, including the addition of a dishwasher to this home that previously did not have one. I look forward to sharing more photos soon!!

We're not quite half way through the renovation at the Evelyn house... After tearing the bathroom down to the studs and joists (SO MUCH WOOD ROT 😕) and framing and plumbing the new laundry room, now we get to do the fun part where things start coming together. Here are some of our finishes!

I did a fun little project over the last week here in my own home. Like many business owners, the "cobbler's children have no shoes," and our projects are always the last to get done, so I've been living with this unsightly and underutilized corner in my bedroom for almost 5 years now. As usual, I'm terrible about before pictures, but in this space there was a rather large and ill fitting jewelry armoire, along with the houndstooth storage ottoman stuffed into the corner, and it basically just gathered junk and dust. I was determined to get a vanity space of my own again (one that was not in my guest bathroom), and so I finally made up my mind to make use of this little space. I think it turned out so cute!! This entire project was $180!
