Sealtech Leak Detection. The absolute best way to find leaks in a camper. I am going to start taking appointments for this service beginning in June. This takes about 1-2 hours to complete. This Machine creates positive pressure inside the unit, then soapy water is sprayed on the exterior and anywhere there is a leak, bubbles will form.

The cost for testing is
$125.00 Travel Travel with no slideouts
$150.00 Travel Trailer with slideouts
$175.00 for 5th Wheel Trailers
$30.00 service call if I come to you.
(I only offer this service in the Ludington area for this season)
If a vent cover is covering the vent, an extra $20 fee is added for removal and re-installation after the test.

It's best to record the test yourself to document were all the leaks are.

If you want me to reseal the leaks: Labor cost for resealing is $95/hour plus the cost of caulk ($12 to $15 per tube)

WATER HEATER ANODE ROD
Alot of people ask me if they should change out the anode rod every year. I do not. I change them out every couple of years. This is an original anode rod from my 2021 camper. It has at least 1 more season on it probably 2 but they are only $10-$15 so it's easy to change it every year but I just wanted to let everyone know if there is still alot of material left on the rod, it could be used for another season.

Fresh Water Tank showing empty on monitor panel after filling
If your having wrong readings for your fresh water tank, check the Sensors mounted on the side of the tank. There will be 4 wires going to screws that are screwed into the tank. If your tank is showing empty and you know it's full it's a strong possibility that the lowest wire (white wire) came off. The bottom wire is always the ground. As I found the wire wasn't hooked to anything, so I attached a jumper wire from the white wire to a bolt on the frame and now reads full. Now I just need to re-ground the wire permanently and the customer is good to go. Knowledge is power.

Units are all ready for winter. Notice, I put a bucket over the power jacks to keep them dry and weather tight. It's just a simple trick to make sure they are indeed weather proof. DO NOT PUT A BAG AROUND THEM, as is will hold in moisture and ruin the interior electronics. A bucket allows air flow. You may want to tie a rope or bungee cord from the bucket handle to the camper frame. If it gets really windy the buckets could blow off

Our Replacement unit for our unit 6. A 28 foot bunkhouse. No slideouts but sleeps 6-8. $700 per week includes delivery, setup, walkthrough and pickup. Reserve your rental as soon as possible because we are already getting alot of bookings.

As our RV RENTAL season is coming to an end in a month, we want to let everyone know that we are done taking reservations for the 2023 season and we are getting alot of 2024 reservations. Make sure you reserve with us ASAP as we fill up with rentals very fast. I would like to thank all of our customers for a great season.

FYI. ROOF SEALANT BRANDS MATTER.
So I normally use Dycor Lap Sealant Self Leveling for the last 20 years. I've always had great results. The first 2 pictures are the product and the results.
Well today I ran out of this amazing product so I picked up 2 tubes of this new CRAPPY PRO-TEC Self Leveling Sealant and I've never seen such a horrible product. The last 2 pictures are of the product and the results.
The new stuff is just like warm marshmallow, definitely not Self leveling and just a JUNK PRODUCT. I wrote the company requesting my money back (we will see what there respond is).
Now I gotta spend a few hours removing this HORRIBLE PRODUCT.
Note to Self, if a product has been good for 20 years, without any issues, do not try to change a good thing. Just order more and wait the 2 days. Instead of creating more work by trying to use an inferior product

As the Camping Season is starting to wind down, but the temperatures are still high, I would recommend checking your camper roof seams checked and caulked before it becomes to cold. I check my roofs in the spring and in the fall to catch any small issues before they become major damage. Campers endure alot of stress getting pulled down a road and they are not built very well either. Mostly held together by staples. It's like going through an earthquake everytime they are towed

I love it when all my units are right in a row. Had a large returning group for this season and they already reserved for 2024. Make sure you get your rental requests in before we are completely booked.

If you have a ceiling mounted, non ducted AC in your camper, make sure you turn it off once a day and run just the fan for about an hour. The condenser will build up with an ice sheet and the unit will not kick on
Running the fan by itself will melt the ice faster and dry everything out. This unit had an ice build up on both sides of the condenser and quit working. We used a hairdryer to melt the ice quickly and got the unit working again

Our business helps customers get into the idea of purchasing a camper and they can try it before Deciding to take the large plunge into owning one. The plus is you can get a long loan term on a camper. The downfall is alot of people that buy there first camper, don't understand the hidden costs of ownership. The insurance, the repairs, the depreciation, the storage costs, the preventative maintenance. Campers always need repairs. I would recommend if your budgeting to buy one. To at least expect to pay about an extra $100/ month in fees. Campers always leak unless maintained after every use. Every time you pull it down the road, it's like putting a house through a small earthquake. So always remember if your purchasing a camper and you are getting a loan for it, don't ever max your budget out because you want to be able to save up money incase a large repair bill comes. Most RV dealers charge $125/hour and that adds up very quickly.

The Ludington State Park has a bike repair station infront of the warming station at the entrance of the park. It's pretty handy and it has most of the tools needed for repairs. This is a great idea

Got our 2 replacement units for this season. It's replacing our Salem DBUD's. These units will now be our unit number 1 & 2. We have to update or walkthrough video on the website this spring when we get the units out for the springtune-ups.
