Lending Criteria:
• Properties MUST be non-owner occupied. This is a MUST.
• Properties that will be funded are located TN and AL. We will consider other states as well. General Lending Terms:
• Borrower pays 12%-14% annual interest on cash investment by Lender
• Loan term 6 months to 1 year (may vary according to deal structure)
• Up to 65% LTV value, can be higher with collateral
• $30k to $1 million loan size
• 2 to 5 points per loan
• Loans are interest only
• No pre-payment penalties
• Split equity terms available
• Borrower may use adequate cross collateral
• Fico credit score and tax returns are not necessary
• Lending set up as borrower/lender relationship only no banks necessary
• Deal must be safe and profitable for both lender and borrower
• Skin in the game required by both parties
