How can I say Happy New Year? I can easily say GOODBYE 2024 and WELCOME 2025! with the hope that the New Year will bring us positive energy towards our recovery. The only update for now is that although we have NOT YET received our FEMA assessment of whether the damage sustained was "substantial" meaning it exceeds 50% of the value of the buildings, we are proceeding with a reappraisal to reflect current replacement values as opposed to the current property tax appraisal that is based on "sales" value and is quite low. Once we have this new info we will be able to apply for permits to begin repairs. But anyway...HAPPY NEW YEAR TO THE ISLANDER FAMILY!!

GREETINGS ISLANDERS! There hasn't been much to report but we are having a Board Meeting tomorrow via conference call to discuss progress (little, but understand that the Town has NOT YET issued permits for repairs.) and next steps (we are still working with BELFOR who did our clean-up and they will be proceeding as our contractor for repairs.) So that's like a pre-meeting update.
Thank you for your patience - believe me we are doing what we can but so much is out of our control. The Town of North Redington Beach, as so many others, is slow to recover and move ahead - BUT IT WILL HAPPEN!
More info as it reveals itself...

Autumn has reached the beach! It was a chilly morning and a brisk wind but as you can see bright sun! Chilly by our standards - I was still sleeveless in shorts - but we'll take our seasons as they come. And we'll take our sand back, too! A full moon, some windy rain added to current and tides and we have our BEACH BACK!
We're planning to rebuild the stairs to match the new beach access...one step at a time - LITERALLY!

Everybody shares their stories of family "growing up" at The Islander so here's one of mine - a pic from 1992 - my sister and her family by the pool - note double wooden staircases, landscape and deck differences! I'm at the side hugging my niece who was 4. This week they should have been in unit 6 but came to visit anyway - my niece is 36 now- that's her by the pool with Boomer (no dogs allowed!)! 32 years of Islander sunsets and moon rising.

Greetings from Paradise (deferred!)...
A few owners have been stopping by - Val and Neil, Dot - and that's been a welcome treat! Great to see YOU!
Today the Town of North Redington Beach was putting in new public access stairs next to our property and the last storm - Rafael - helped out by pushing some sand back our way!!
We are still waiting for insurance progress and continue to stay POSITIVE!

It's Stone Crab Season here but sadly there's not much activity. Here's a funny thing - Most of the pools have some fish living in them but I hadn't seen any in ours until TODAY. Brandy - of Gardner Cleaning (Our crew!) got this photo of a tiny (1") crab in The Islander pool! He wasn't alone - we saw at least one other crab and a few minnow-sized fishes!

The end of another week of waiting. Here are a few pics of a quiet Islander, our neighbors and the beach. I walked south and saw some sad sights at the "mansions" and then a sign of hope at Doubletree's completed "grand staircase" just waiting for the beachcombers to return (and the water to recede!).

Good Monday, Islanders! On Saturday I joined a "beach clean-up" group organized for NRB by a Tides owner. We cleared small debris, there was not much "garbage", but mostly it was nice to meet the neighbors. I did get trash cleared from our beachfront and that felt good! Followed up with brunch at The DoubleTree and a drink from Islander friend Krystal - a HURRICANE, of course!!

Greetings Islanders - Here are some photos showing the crew of workers clearing out the debris and preparing to put us right again! Note the absolutely gorgeous day...blue skies in the 80's...Paradise indeed! One photo is the bedroom in 12 - btw the storm surge removed the carpeting! and another photo shows living room of 11 broken through to 12. And that's the office - stripped to the studs!

MESSAGE FROM BOARD PRESIDENT RAYMOND STEARNS:
To the Owners:
This is NOT the first time that The Islander has had to deal with this kind of damage. The North building was damaged (about 30 years ago) much worse than what we are dealing with now. We survived that with half the ownership capacity that we have now. We will survive this one, too.
I assure you that the Board, the staff and myself will do all that is possible to return The Islander to its original or BETTER condition.
Please don't panic. We will ENDURE. ISLANDER STRONG!

NOTICE OF ANNUAL MEETING CANCELLATION:
Due to the damage suffered from Hurricane Helene the Annual Meeting of the Owners of The Islander Condominium Association, Inc is cancelled until further notice. Please do NOT return your proxies at this time, we will have to do a whole new mailing when things are not chaotic.

Please be aware that statements will be sent out in December, as every year, and payment of annual assessments is the responsibility of each and every owner. Owners who do not pay assessments are subject to foreclosure. Please recognize that these maintenance fees will be crucial to the reopening and stability of The Islander.

So nice to see sooo many COMMENTS! One of the hardest things is realizing we won't be seeing all of YOU for some time...but we know you will return!!
LOCAL OWNERS - Ray is asking if anyone is available this Saturday, Oct 19th to come by and help us salvage the deck pavers. They are a little heavy but not bad one at a time. He would like to get them out of the way of the restoration crew and have them available to restore into place when the time comes. If you could text him what time you can come OR comment here.

Thank you ALL for following and commenting - please share your appreciation with local owner and Board President RAY STEARNS who has devoted nearly all his time through both (all threee!) storms to the wrangling of The Islander Recovery Project. I'm here to manage my share and Rob and a crew have cleared so much debris but Ray is really taking charge of seeing that Paradise is not lost!
These recent pics are kind of sad (beach debris, sad office fan and Islander sign down) but hopefully I can post some more soon of positive developments.
Stay tuned!

Well, well, well...Hurricane Milton has come and gone but The Islander had little further damage! Thank goodness!! We are still moving ahead with continued clean-up and have a scheduled meeting with flood insurance - related to Hurricane Helene! - in another week or so and then we'll assess rebuilding strategies...We'll keep updates coming, please stay in touch!
