The Towns of Oak Island and Caswell Beach have issued voluntary evacuation orders and declarations of emergencies. A voluntary evacuation typically means that authorities are urging you to seek shelter outside of the potentially affected area but that the choice to stay remains yours. Voluntary evacuation orders are usually issued when a potential threat is associated.

In the safety interests of our guests and owners, MRA recommends that you review the predicted impacts of the storm and make a decision on whether to evacuate based on your comfort level.

🤔Why did pricing change overnight? What is dynamic pricing? Is it a deceptive business practice?🤔

All valid questions, and caused by understandable concern. We received this recent review and felt compelled to share with our public followers because while we appreciate this person’s feedback and opinion, the statements made aren’t entirely true.

The official definition of dynamic pricing is “the practice of varying the price for a product or service to reflect changing market conditions, in particular the charging of a higher price at a time of greater demand.” More specifically and with regard to our rentals, dynamic pricing is a data-driven pricing strategy that takes into account a wide variety of factors to determine pricing on a per night basis. Factors include historical behavior, current market conditions (including supply and demand), market demand for a particular type of property, competitor pricing, seasonality, events happening in the area, etc.

As a result - pricing adjusts. It does not always increase. Sometimes the price will remain the same, at other times it will adjust to a lower price point.

This method of pricing isn’t unique to Margaret Rudd & Associates, Inc., REALTORS®. Many rental agencies (locally and worldwide), Airbnb, VRBO, airlines, and hotels utilize this pricing structure. Contrary to it being a dishonest practice, we implemented the pricing model to remain competitive in the market. We do not hide our rates. They display on our website and our guest services team members present pricing for guests who book over the phone. The website provides a breakdown of costs and/or a guest services team member can provide or email a print-out of total quoted reservation costs on demand.

We also offer various methods to lock-in rates. From issuing quotes that are valid for a specific period of time to providing our guests with a no-penalty cancellation time frame, Margaret Rudd & Associates, Inc., REALTORS® strives to be as transparent and flexible as possible while putting both our guests and our homeowners at the forefront of all we do.

More than anything, we want travelers to enjoy the vacation planning experience along with the time they spend in our area. We join this person in encouraging them to be vigilant and circumspect in selecting the vacation rental and rental situation that works best for them.
