Anyone thinking of purchasing a beach front condo?
This is available in my building and I can tell you all about it. My family has owned both one and two bedroom units here and we have purchased twice in the same building because it has premium parking- good management, a pool and easy walkway right to the beach. Pets are allowed if you are the owner. My dog loves it and we don’t have to pay for pet boarding! All windows and sliding doors were just replaced this year as well as new facade on the building. Now would be the time to buy because all the construction is done. I rent my two bedroom and I can tell you exactly what your payback would be if you choose to do that to supplement your cost. We have owned in 2 other buildings in Ocean City but they were not as good as Diamond Head. This one bedroom can sleep 6 if needed. We did that for a while and then moved up to the two bedroom which can sleep 10. I’ll be happy to co rent with you as I am 109- right down the hall. General rule is- the 2 bedrooms rent for around 2500$ weekly give or take depending on if it’s a private rental or on a platform with professional fees. The one bedrooms are less of course. Look at what your payment might be and then ask me about what that place could produce in a year to get your final out of pocket estimate. This is a good unit in great condition.
