Having managed Airbnb listings for vacation rental investors, here are 12 of our personal lessons:

1 - Cleanliness can make or mar your listing.
2 - All guests do not have the same taste, and not all guests will appreciate your apartment.
3 - Don't be too trusting. Some guests just want to rip you off via Airbnb refunds.
4 - Willingness to refund for the right reasons sets you apart.
5 - Photo documentation and time stamping cleaning pictures will save you from dubious guest antics.
6 - Always have a spare key and ways to handle emergency key issues.
7 - Co-hosting from another country may leave you confused. Learn and understand the cultural differences.
8 - A bad review is not a death sentence. You will get bookings, avoid bad reviews anyway.
9 - For extra services, collect payment before service. Some guests will not pay once the service is rendered.
10 - Most guests will win on claims even if it were no fault of the host.
11 - A simple apology due to an inconvenience on the guest can go a long way.
12 - You only truly learn by learning on the job, and through different host experiences.
