Major Announcement and WE PASSED!!

Required by the State of Florida, all condos over 30 years old need the Milestone Structural Engineering Report. This is where so many buildings can get in trouble and owners devastated by additional assessments for repairs.

What is a Milestone Report:

A Florida milestone report is a document that results from a milestone inspection, which is a structural evaluation of a building performed by a licensed architect or engineer. The report includes the following information:

A description of the inspection's methodology

A list of any substantial structural deterioration and recommendations for repairs
A determination of whether the building has any unsafe or dangerous conditions
Recommendations for preventative or remedial repairs
A list of any items that need further inspection
A summary of the findings
The signature and seal of the licensed engineer or architect who performed the inspection

Milestone inspections are required for buildings that are 30 years old or older, based on the date the building's certificate of occupancy was issued. After that, inspections are required every 10 years.

The purpose of a milestone inspection is to ensure the safety of the building's residents by assessing the structural condition of the building. The inspection does not determine whether the building complies with the Florida Building Code.

Both the condominium association and any owners of building portions not subject to condominium or cooperative ownership are responsible for arranging milestone inspection reports.
