Irvington House is a beautifully restored 1908 Craftsman home in the heart of one of the most sought after neighborhoods in Portland. Beautiful, high end historic homes, gorgeous tree-lined boulevards, wonderful people, and extremely close to many great restaurants and shopping. Beaumont-Wilshire, Concordia, Laurelhurst and Grant Park all surround Historic Irvington, but she is the Grand Dame of them all! A car is not absolutely necessary; walk to the bus or light rail in minutes. You are a 5-10 minute walk from literally 20 restaurants plus the Lloyd Center shopping mall. We are also walking distance from the Oregon Convention Center and Moda Center at the Rose Quarter. Downtown/Pearl District is a 5 minute drive or 9 minutes on the MAX.

We needed a new kitchen table, so we opted for this “Irish coastal farmers table” we bought at kitchen kaboodle on 16th. It’s a miniature version of the one we have upstairs.

The old one was 17 years old and served us well, but it’s time for a refresh!

I need a cleanse

What started as a simple paint touch up on my back staircase in Portland turned into a giant Headache. I found dry rot and had to do some actual carpentry. For parts of two days I had to cut the decking, source the lumber and get it cut, then I had to use the skill saw to bevel the boards and install. Then caulk and paint

This is simultaneously terrible workmanship and the best work I have ever done, all because this was the first time I did this. If you know me, you know I have soft hands and sensitive feet and do my best work drinking wine, talking to people or typing. But hey, “done is better than perfect”

Anyway, here’s to me being unbelievably attracted to myself and my manliness

I took advantage of the beautiful day and scrubbed the outdoor furniture to within an inch of its life
I also scrubbed and cleaned the grill, it’s ready for summer!

We had our water heater replaced in November and it’s been great. Then in February we had our circulation pump to our hydronic heating system in the basement replaced. Right after that, we started having complaints about the lack of hot water in the shower. We had to the plumbing company out multiple times and they couldn’t find anything wrong. Still the complaints persisted. We could either have hot water in the shower or heat, but not both. Finally after consulting my brother in law, my friends and reading online, I discovered something simple. ......... they installed the water pump upside down! Instead of pumping hot water out to the shower and radiators, it sucked cold water into them. Such a simple end to a frustrating problems. 2 months worth! In the words of the paperboy from Better Off Dead: “I want my two dollars back!!”
