The Villa was purchased by us in August 2010, unfortunately it had no Swimming pool, so the first thing we did was organise a Certified Swimming Pool Contractor to build a pool & Pool Cage to our specification. Building was completed in November 2010. We then set about furnishing the Villa to the highest standards and fully equipping the Villa throughout with everything you would need for an enjoy

able stay. Our Villa opens from a lovely porch, which is bug free due to the screened entry. An ideal place to sit and enjoy a morning coffee, this leads into the Foyer, where you have a writing/computer desk for all those postcards, or maybe to keep in touch by e-mail using our Free Wi-Fi Broadband. From here you continue to lead into 1900 sq ft of Air Conditioned comfort inside. There are also ceiling fans provided throughout for added comfort. The Great Room has a vaulted ceiling and is furnished with Quality Comfortable seating for 6. Our Media Centre houses a 42' Plasma TV complete with comprehensive Satellite package for your enjoyment, added to this you have an All Region HD DVD Player and comprehensive DVD Library. Adjoining this room you have an open plan Luxury Kitchen that continues thru to the Dinning Area, again with seating for 6. The Great Room can be opened out by the fully retractable glass sliding doors to the Lanai and Pool Deck which overlooks the Pine Trees, Palm trees, natural vegetation and views of the widlife to the rear of the property. Here you can enjoy some alfresco meals prepared on the Gas Barbecue. The Lanai has ample seating on Swivel Rockers chairs set around the Dining Table, again for added comfort a ceiling fan light can give you just the correct amount of cooling breeze if required. Also in the Lanai 2 cushioned sun loungers can be positioned for shade or Sun on the Deck, more loungers are on the far side of your 25ft x 12ft electrically heated Swimming Pool which has a removable child safety Barrier. The large and spacious Master Suite with King Size Bed has an En suite with Twin Vanity Units and Roman Shower and walk in Closet. The Master Suite also opens to the Lanai and Pool Deck. The split living arrangement of our Villa allows for a good 2 family arrangement as the 2 Guest bedrooms are on the opposite side of the Villa from the Master Suite. The first Guest Room is a large and spacious room with a Queen Size Bed and double closets. The second Guest Room is of generous proportion, has 2 Twin Beds and double closets, upon request you can have the Twins converted to a King Size Bed. The Kitchen is fully equipped with Microwave, Cooking Range, Dishwasher, Waste Disposal, Side by Side Fridge Freezer with ice maker and filtered water dispenser, blender, kettle, toaster and coffee maker. Our laundry room has a Washer and Dryer, Iron & Ironing Board and other sundry cleaning materials etc. The Villa also has an I-Pod Docking station with radio, telephone with free local calls and complimentary High Speed Broadband with WI-FI, just take your laptop with you. A number of pool toys are also available for your use & an ice cooler for use at the beach
This property is new to us, after 10 years of Vacation renting in various locations in Florida. We decided to buy our own property here in Rotonda, we kept coming back to this location because it was so peacefull but at the same time offered so much locally and was within easy travelling distance to other attractions. We have equipped the Villa with everything you would look for when on vacation. The intention is for us to make more personal use of the Villa as we near retirement, meantime we welcome you to enjoy our beautiful Villa. As well as a choice of 6 Championship Quality golf courses within the imediate Rotonda area, there are over 30 within a 20mile radius. There are a variety of recreational facilities available nearby including 6 public tennis courts, some of which are floodlit, fishing is a major sport in this area and the World Championships of Game fishing is held at Boca Grande every year during the season.
Boats and gear can be hired from various locations close by, wildlife parks and reserves are within easy reach of the Villat, nature trails and cycle ways are on your doorstep, why not use the Villa bikes for a short excursion..

Mustn't forget about the shopping, Port Charlotte is only a 20min drive and has one of the largest shopping Malls in SW Florida. 1hr north we have the Ellenton Outlet Stores with many of the Major Designer Outlets. To the south, again approx 1hr drive to the Miromar Outlets at Fort Myers, there are also the major department stores, Bars, Grills, Restaurants and more at Miromar Lakes approx 3 miles before the turnoff to the Miromar Outlets.
There are a number of small pretty shops in Venice just a short drive north and again close to the beaches.

You also have the Theme Parks at Tampa & Orlando.Busch Gardens in Tampa at 1hr 30 mins away, is the closest of the Big Theme Parks and in my opinion the best, it has something for everyone young and old. It is the only one to have an internal transport system which makes getting round the park a lot easier on the feet.

The Disney and Universal Parks in Orlando are 2hrs 30 mins away. If you intend to visit more than 1 park in Orlando it may be wise to take an overnight stay in Orlando.

The closest International Airport is Fort Myers. The closest airport with direct flights from the UK is Tampa which gets 1 flight per day (BA), Orlando & Sanford has the biggest choice of Flights from the UK, Miami also has a good choice of flights from the UK
