As you are aware, there are numerous Hurricane damaged homes in the greater Tampa Bay Area as well as up and down the west coast of Florida.
Those that live on the water suffered major flood damage from Hurricane Helene’s storm surge. Properties that were farther inland experienced their issues with high winds and flooding that was due to the massive amount of rain that fell from Hurricane Milton.
And I am willing to bet that when you are driving around town you are noticing a lot more “blue tarps” on roof tops these days.
The majority of these homeowners are still dealing with their insurance companies, property adjusters and delays with the local permitting process. Many are still in limbo as the FEMA 50/50 Rule may be impacting their decisions as how to proceed.
I can almost bet that there are many Real Estate “Investors” who are dealing with these effected homeowners that do not understand the complexities of this process. You don’t want to be in that group.
FYI - the fallout from all this chaos will result in an increase in Foreclosure Filings for 2025.
