💫2024 recap💫 Typically I review the highlights and wins at the end of each year. But this year I decided to share the trials as well.

💚Eve turned 8 and was baptized
💚Disney World for the first time
💚Bought another rental in Savannah
💚Witnessed my daughters’ incredible talent singing, dancing, and acting as lead character “Annie” for her school play
💚 Added catering to
💚 Oahu trip
💚 Co-authored a best selling book
💚 TRUMP WON 🇺🇸
💚 countless good times and laughter with my friends, family, and daughter, and gratitude for many blessings

Usually that would sum up my year 👆🏽and I wish everyone a happy new year. But now the things that made me 🤢 to face:

💔 I found out my daughter was spending nights sleeping on the floor of a commercial truck. No seatbelt. And sometimes so cold she’d have frost bites on her hands
💔A $25,000 asset was stolen from me
💔Woke up the morning of my daughters’ birthday and baptism day with a ton of family that flew in, not even knowing if I was going to see her that day or not
💔 Hurricane Helene caused a giant tree at one of my rentals to fall causing $4000 in damage
💔 My home has been on the market over 7 months
💔 Ended a 23yr-old close friendship (could go in the win pile. Unfortunate, but That bish was getting more 🥜 & jello each year. Literally felt weight lift off my chest)
💔Rehabbed a home. Horrible, stressful, money sucking experience.

As I read those stressful losses (and this was actually one of my better years), I think it’s a miracle to still come out on the other side, and reach the finish line with a smile on my face. This 📸 was taken this month, and that smile was genuine. Still standing. Still alive. Still happy.

I am legit excited for 2025. My vision board is on the wall, the course is set, and ready to move forward with faith. All I can do.

It’s a MIRACLE!!!!!!!!!!! We just witnessed a miracle… They tried to kill him (multiple times), tried to lock him up, raid his home, humiliate him, nonstop discredit him on msm and use desperate tactics like getting world famous singers to endorse ‘her’ but all that FAILED! straight up, us good Americans were sick and tired of these fake clowns and their sorry 🍑 tactics. I am not going to miss a president who can’t recite his own name and and a word salad cackling clown .

God preserved this man through all that crap to leave this country and get it back on the right track. I’m so dang excited. I feel so renewed for these next four years.
and how about JD Vance that guy is sharp as heck.

Homebuyers in nearly half of the country need to earn at least six figures to be able to purchase a home.

Nationally, the typical household would need to earn $99,000 to buy a median-priced home of $415,500 in February. This also accounts for property taxes and insurance costs, and assumes a 10% down payment. However, the typical household income in America was only about $75,000 in 2022, according to the U.S. Census Bureau.

“For many people who want to buy a house, it’s just not feasible right now,” says senior economic research analyst Hannah Jones. “Even for households that can afford a home, the monthly cost is going to be much higher than it was two, three, four years ago.”

SUPPORT YOUR REALTOR!! There is a lot of talk in the news about real estate agent commissions. They LOVE what they do and they do it because they LOVE helping people but there is almost always a huge misconception on what they do and how they get paid. It's not a secret so here ya go...😊

The average FULL TIME REALTOR’s earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.

Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7! You constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half.

They have lots of upfront expenses that must be paid out before they even get paid:

🥳🥳🥳 First off, HAPPY 2-year Anniversary to me becoming a licensed Utah Realtor!

Today my license was renewed… As we have to do every two years.

🧐Did you know 87% of realtors quit in their first year? I honestly can see why lol this business is not for the faint of heart.

Real estate is very dear to me, and owning a home has saved my rear end 🍑time and time again. Stability and security is one thing my parents were able to provide growing up. I was in the same home from birth until I left in my 20s.

The simplicity of No one telling me what to do in my own home, no roommate to compete with, no one raising rent on me, no cigarette smoke coming through the vents, and my payments count towards something . Even when relationships fell apart I had my own haven to go to, so nothing was ever that bad. I have also been able to house family members as they transitioned in their life or needed a safe haven for a moment.

🔑🔑🔑Literally having the keys to any home on the market in Utah is euphoric.

Being a realtor has allowed me to have the freedom and flexibility to and have access to the MLS, waste no time get in and look around, and when it’s time to buy or sell my own homes, I can do so with ease. I also pay no commissions all that money goes right back in my pocket.

🧠🧠🧠 Real estate has completed my professional life - satisfying my left brain, when owning my dance company for a decade (right brain) was starting to get monotonous.
