With all your help, we've become a SUPER HOST on Airbnb! We've worked hard to increase our AirBnB footprint, and this is one step to get there.

AirBnB will give you our best online rates because of their lower service fees for guests than their competitors. Additionally, since AirBnB also has a more desirable fee structure for hosts, we are able to reduce our nightly rates for guests. Both of these factors work for our guests to give them the same experience at a lower cost.

Booking direct with us is still offers the best rates, but if you feel more comfortable booking online, we'd recommend AirBnB.

I wanted to bring to attention what I believe will become reality in 2025. With the Hurricane Milton and Helene devastating the area this year, many short-term rentals have been damaged beyond repair and will not return to the market. These units will be scrapped and rebuilt to the current Florida code. This could take 1-2 years to rebuild.

After talking with a couple property managers in the area, we all anticipate a substantial decrease in the short-term rental inventory. The result of that will be a big increase in rates. The property managers that I have spoken to said that they fully expect to recoup the lost costs of October - December very quickly with increased rates. This is a simple supply/demand curve.

Sunset Vistas HOA has increased our monthly dues nearly 100% in less than 3 years, and with the latest repairs and insurance claims, we are fully expecting another large increase in 2025 (we will find out at the end of November). We will continue to monitor rates in the area as well as our operational expenses and continue to strive to be the lowest rates at Sunset Vistas and some of the lowest rates on the beach. However, we cannot guarantee that our rates will stay the same.

This is not a pressure sale, but if you are looking to vacation in the area in 2025, now is the time to make your reservation to lock in the current rates.

It may not look the same as this picture in the future, but I wanted to remind everyone of the beauty of the surf and sand that will always create memories.

Huge progress has been made this week in getting Sunset Vistas up to speed. Here are two pictures of the pool area. As you can see, cleanup went fast, that's really good news!

Here's some other points of notes
Elevators have been restored and are now working properly
WiFi has been fully reestablished

Pool area
Pool has been cleaned up!
Electrical equipment sustained a lot of damage and will need a complete replacement.
Elevated pool deck area sustained extensive damage (foundational and structural), this has been removed and will need to be rebuilt.
No timeframe has been given yet on the pool area repairs.

Fire panel
Fire system panel encountered multiple issues after being submerged, but has been completed restored.

Personally, we have been housing cleanup crews for Treasure Island, and everyone is working very quickly to get Treasure Island back to a place of vacationing. We hope everyone is still looking forward to their trips to TI and we look to welcome you back to a newer and better version of ourselves.

We are planning our personal vacation in December to return to TI to experience the surf and sun (and to escape the cold and gloom of Ohio). We hope to see you back on the beach very soon.

I wanted to share some initial findings, none of this is fully confirmed.

Hurricane Milton's eye made landfall at Siesta Key, which was good news as far as the storm surge is concerned. However, the bulk of the rain occurred north of the eye, so Pinellas County saw anywhere from 8-18 inches of rain. The flooding that appears to have occurred was mostly freshwater (rain) and not salt (surge), that's good news. The other piece of good news that I'm hearing is that the water got sucked out of the beaches, which allowed for the freshwater flood waters to pass through quicker than originally thought.

We have not yet received any assessment around the building situation, but as soon as we do, I'll pass that along to everyone here.

If anyone knows of anyone heading down to the area to help with the cleanup or have had their vacations cancelled, please feel free to forward them our information. We'd love to help out where we can.
A quick word: with many vacation rentals now out of commission (and not knowing if many are going to come back), the lodging supply has taken a huge hit, while I presume the demand after the cleanup (coming winter months) will be high. I predict that many vacation lodgings will jack up their rates over the coming months, I have already been hearing about hotels raising their rates over $100/night overnight. We pride ourselves with the Lowest Prices at Sunset Vistas, and we will continue to retain our low prices at Sunset Vistas.
Please know that not everyone can offer discounted rates in the area. Businesses are businesses, and there is still an overhead that places have in place, whether they are operational or not. Do not judge others, you do not know their situation. Some places may need to increase their rates to recoup lost costs in order to keep their homes. We have all had a very difficult 4 years with trying to keep our heads above the economic winds and this disaster didn't help.
We are not on Earth to judge others, we are here to enjoy life and make the most of our time here. Sorry for preaching here, but I've seen several people trying to get their feet on the ground only to be ripped apart on Facebook by people likely living in other parts of the country and/or not knowing the person's situation.

Good news continues to pour in. Sunset Vistas officially re-opened today! That's a great step in the right direction. We're already taking new bookings to fill up October with first responders and other people heading down to the area to assist with the cleanup effort.

The flip side of the coin is that the elevators, pool and pool deck are still not operational. However, with the lightning speed that the HOA is working, we are hoping for a speedy recovery.

Here's a video I found of Sunset Vistas after the hurricane. To sum it up, Sunset Vistas looks in great shape. In other pictures that I saw, Gulf Blvd looks great today as well. Kudos to the crews cleaning up right now. Progress is moving along. Keep praying and we'll get you down on the beach in no time.

Please be patient with us as we continue to assess the situation. The good news is that Sunset Vistas fared much better than most places. However we are still at the mercy of the local authorities and the clean up efforts in the area. As soon as we're able to reopen, we will.

If you have reservations with us, please make your own decisions on what is best for you and your family. We fully anticipate allowing guests to stay with us within a week or two. Similar situations have faced other Gulf communities over the past several years. With tourism being the #1 industry, these areas can't remain closed for long. We saw what this did to our community during the Covid years with mandatory government shut downs. If the areas have any say, they will open as quickly as possible.

We can't guarantee that things will look the same as before, as I'm sure many restaurants and hotels will close their doors forever as a result of cost to rebuild. The newer places are the ones that fared better because of new building codes. The charm of the older places are unfortunately a thing of the past.

Again, Sunset Vistas has minimal damage, so we are expecting a full recovery quickly. We also understand that with many short term rentals and hotels being completely destroyed, this will reduce available housing in the area, and drive vacation rentals rates through the roof. In a time where home and business owners a grappling with high inflation, this will no doubt put the supply and demand curve in favor of the lodging industry. We will continue to monitor all other rentals, especially those at Sunset Vistas, to ensure that we are giving our guests fair rates.
