Why book directly with us?
The Vacation Rental market is rapidly changing, and all the major listing sites are trying to capitalize on these changes by nickeling and diming travelers and property owners. On top of the normal cleaning or pet fees, all major listing sites are now charging booking or service fees between 6% to 17% to the travelers/guests. If you are not aware, in any multi-day rental you may end up paying a hefty additional sum for no added benefit. These major listing sites are using scare tactics such as Book with Confidence Guarantee schemes, but if you look at it closely and use the same credit card for direct bookings, your credit card affords you the exact same guarantees.
If it was me, instead of paying these “booking fees” I would use the money to take my family or my friends to dinner!
We do advertise in all of the major listing sites, and will play by their rules when people contact us through them…it is only fair. But if you don’t mind doing a little more research and find us, the owners of the properties, online and contact us directly, you will be saving money. Many owners are getting smarter and having their own web presence, and naming their sites and properties the same so it becomes easier to find us!
When you book directly, you are cutting out the middleman, saving money, promoting the local economy, helping small businesses, and in most cases, you will gain real local knowledge provided by the owners themselves! It’s a win, win!

We want to thank you for being a HomeAway partner. We are very excited about the new partner programs and tools introduced this year; and we are even more excited about the developments still to come as we continue to build out our technology platform, enable real-time data access, and start to unlock the market potential.
Before the next year begins, we would like to inform you of three important changes regarding HomeAway subscriptions:
Starting January 12, 2018, the price of all annual subscriptions will be $499 per listing. In the year ahead we will provide global exposure and enable your listings to be searchable across our network of websites that reach a growing audience, and we will also equip you with state-of-the-art tools, analytics, and resources designed to help you maximize your potential.
As a property manager with an integrated system, you have access to more than one booking path for HomeAway travelers. HomeAway is introducing a performance-credit and fee structure that will be applied to all “off-platform” bookings. Partners who accept bookings that originate via HomeAway but are not processed through HomeAway checkout (“off-platform”) will continue to get credit for every booking reported.
For all new subscriptions, and for all listings with an annual subscription term that is set to renew on or after March 15, 2018, HomeAway will begin charging a fee for every off-platform booking, which will amount to 10% of the pre-tax total to be charged to the traveler for the stay. Renewals of currently-active subscriptions that are due to expire before March 15, 2018 will not be subject to off-platform booking fees until the end of their one-year renewal term.
We will not impose off-platform fees in the middle of any renewal term that started before March 15th. The new fee structure will take effect only when partners elect to renew those subscriptions at the end of their current one-year terms. Remember, you can avoid these fees by ensuring that HomeAway travelers are booking and paying on the HomeAway platform.
All partners wishing to purchase a new subscription or to renew a subscription with a start date of March 15th or later (even if paid in advance), must first acknowledge and agree to these terms and provide payment-card information to be kept on file for processing of off-platform-booking fees. Please note that HomeAway will not honor “automatic” or early renewals of any subscriptions unless and until we have received your agreement that these new terms will apply going forward.

As for VRBO? They just do not care;

Had just had enough of Expedia’s crap,

When out on the web there arose such a clatter,
HomeAway service fees started to matter.
Customers quickly escaped in a flash
in seeking alternatives to save them some cash.

With our own little website we gave it a try
We have to do more, let’s diversify!
More rapid than ever, alternatives came,
They’re growing in numbers and changing the game

To the top of the listings and visible to all!
Now go away HomeAway! Can’t wait till you fall!"

Expedia’s power is deep, wide & long

As I drew in my hand, and thought “did we lose?”

By education, I am an Economist and study the behavior of how people spend their money. I know I will probably upset some here, but here is the psychology of "I must go back on VRBO because I don't want to lose my Vacation rental". Some owners feel like they must choose VRBO because they lack confidence and are scared to step out and try something new like the rest of us. So, they latch onto the easy way out and buy some HOPE to alleviate their fears. And the inquiries do not come. It is that lack of confidence and fear that will eventually cause the loss of the Vacation Rental. It is not you, the travelers are not using them as much anymore and they are migrating to alternative regional sites. Think about it, why would someone go to a website to pay $150 to $400 for nothing when they can spend a little time on the Internet and get the same house for less and talk to the owner. If you think I am wrong, when was the last time you had an inquiry from VRBO?There is an old saying, "The strong will survive". If you base your decision on emotions and not analytics you will falter. Emotions come from the Amygdala (the animal brain) and analytics comes from the neocortex.(new brain) So, before you get emotional, think about what I have written. It might just save your vacation rental. There are hundreds of ideas on this page and I have used some of the ones suggested by our admins and they have worked.(mail chimp) If you don't believe me then go to my Nevadarbo.com page for Incline Village and you will see the proof. The regional sites are maturing rapidly. If you are still on VRBO then get diversified immediately and don't wait until the last week. If you DO NOT TURN OFF your auto renew and delete your credit card information a couple of weeks before your renewal, they have probably already signed you up for next year and taken your money. It is in the fine print of the terms and conditions. Those who have jumped ship, I salute you for your courage and s***k. You will survive. I Hope this helps. .......But if you feel you have to use VRBO............It is your choice....

The book with confidence guarantee that Home Away and VRBO offers, isn't. They are now calling home owners to verify their listings because they are getting scammed. They do not allow owners to talk to the travelers and so the scammers have found an opportunity to cheat people out of money because HomeAway and VRBO hide the email addresses and telephone numbers.

This elegantly positioned 4500 square foot home on a half acre with views of the water has it all. See the Lake from our new expanded deck. light, bright, and white is the theme of this multi-million dollar home. A hot tub, golf carts, and WI-FI give this home the edge. There is a travertine fireplace in the living room with beamed ceilings in the family room and formal living room, accent this lovely vacation villa. This home has a large Master(king bed) suite with a spacious bath with double sink and double commodes. There are additional sleeping quarters located on the 2nd floor(king 2 bunk beds 2 queen futons 2 twins) with a bathroom located in each bedroom. There is a 4th bedroom(queen) on the main floor with a desk and piano for relaxation or light office work. The fifth bedroom(queen) is located on the lower floor and it has its own bath as well. The decks on the main level have been expanded and additional 50%. Televisions are located in every room and DISH is available. We also have ipod docking stations in each house. Scenic Lakeshore Drive has a long walking path for walking or jogging and is short few feet from the front door of the home. Just 300 feet from the beach.
