As a Vero Beach resident since 1989, I have experienced Vero Beach through unique eyes... as a student of our local schools, as a working adult, and as a parent with a family now in school. I love the warm weather and all activities which allow me to be outside. Married to the love of my life, we absolutely live for watching our children perform gymnastics, surf, play soccer, volleyball and flag f

ootball. We feel very fortunate to have the opportunity of watching our daughter, son-in-law and granddaughter grow into a beautiful little family right here in Vero. My decision to join the real estate market was naturally the next step to enhancing the estate management company my husband and I built together. We have the privilege of working with some of the best barrier island residents while managing and maintaining their private homes. Before building our business, I had the opportunity to work as an American Sign Language Interpreter for the Indian River County School District which helped me develop empathy, understanding and patience. Prior to interpreting I learned a tremendous amount of leadership skills, problem-solving skills, project management, communication skills, customer service and business ethics as the Client Services Manager at Dodgertown Sports and Conference Center (now known as Historic Dodgertown) preceding the Los Angeles Dodgers departure. As the Executive Administrator of the John’s Island Community Service League, I have developed a huge amount of respect for Vero’s big-hearted businesses and residents. It is true testimony of how philanthropic our community is by their continued generous support of our local agencies in need. Vero has so much to offer… while enjoying the smell of the salt in the air and listening to the waves crash on the shore, you are able to experience our small town feel dining at one of Vero’s quaint restaurants, visiting a local brewery, enjoying Vero’s art and antique district, walking through the exhibit at the Vero Beach Museum of Art, catching a show at Riverside Theater or strolling down our oceanside boutiques and shops. I look forward to helping you find your perfect home in our little piece of paradise!

Can I get qualified and approved for a mortgage if I have bad credit? The short answer: Yes. The long answer: It’s complicated.

If you have a credit score lower than 670, which is the minimum that conventional loan lenders will be looking for, it won’t be impossible to get a mortgage, but it will be more challenging to get approved for the amount you might need.

There are things that could help you though.

✔️ If you have cash saved up that you’ll be using for a large down payment, then you’ll only need a small loan to make up the difference you need to purchase a home.
✔️You can also look into applying for alternative loans that offer more forgiveness for buyers with lower credit scores: such as FHA loans, VA loans (if applicable), and USDA loans.

If none of these are feasible options, you may need to go back to the basics and put together a plan for improving your credit score.

It’s cliche' advice, but it’s really, really good advice. And it’s all wrapped up in one little word (repeated three times, of course): LOCATION, LOCATION, LOCATION! It’s true. Location is the #1 feature to consider when looking for a home. It outranks:⁣

-Square footage⁣
-Bed/bath count⁣
-Upgrades⁣
-Outdoor living areas⁣
-Neighborhood amenities⁣

Why? Two reasons: ⁣

-Because it's huge in determining your home’s value over time. You're likely better off down the road having an average house in a great location than having the best house in a less-in-demand location.⁣
-That 5-digit zip code isn't going to change. The kitchen? You can change that. Flooring? That too. But the address. Nope. That’s the same forever and always.⁣

You’ll pretty quickly adore that monthly cash flow that more than covers your property’s mortgage payment.⁣
In just a few short years, you’ll build up some nice equity (on average 3-5%), especially if property values in your area increase.⁣
Investing in real estate can be one piece of a plan for building wealth. Purchase one property and pretty soon you can use that equity to purchase your next. Warning - it can be addicting! ⁣

RENTING CONS:⁣
Being a landlord is a lot of work and quite frankly, a pain at times. (Hiring an experienced property manager can help.)⁣
Remember that monthly cash flow? It can be incredibly unpredictable if you have vacancies, difficult tenants, or extensive repairs.⁣
Depending on your financial situation, renting your home might limit your ability to secure a mortgage elsewhere. ⁣
