to make Extra Income by Renting Out Your Home in DC

Are you looking for a way to make some extra income? If you live in the DC area, you're in luck! Home sharing is a big business in the nation's capital, and there are plenty of opportunities to get involved.

In Washington DC; to operate an Airbnb or short-term rental (where guests stay less than 30 days at a time) a host will need to register with the city and receive a short-term rental license or permit.

Here are the major 5 helpful steps:
(1) Visit https://dlcp.dc.gov/shorttermrentals to start the application and verify your address
(2) Obtain a certificate of clean hands in the homeowner's name via myTax.DC.gov
(3) Provide proof of liability insurance (Airbnb provides this coverage)
(4) Pay your permit fees with a Credit/Debit card once approved
(5) Add your Permit to your Airbnb listing and you are all set!

Just like Airbnb CEO, Brian Chesky and recently some celebrities now trending~Why Rent Out Your Home? Of course, there are plenty of good reasons to rent out your home in DC.

It's a great way to make some extra income. With home-sharing rates averaging $125 per night in the DC area, you can easily make hundreds of dollars per week—or even more!

- It can help offset the costs of ownership. If you're struggling to make ends meet or keep up with your mortgage payments, renting out your home can give you the financial breathing room you need.

- If you own a second home that you don't use very often, renting it out can help defray the costs of ownership (property taxes, insurance, etc.).

- Finally, renting your home can also be a great way to meet new people and experience new cultures. As a host, you'll have the opportunity to interact with people from all over the world—and who knows, you might even make some new friends along the way!

If you're looking for a way to make some extra income, consider renting out your home in DC's booming home-sharing market! At CohostMyPlace.com, we can help you get started with minimal hassle and expense. So why wait? Give us a call today or visit our website to learn more!

25 Golden Tips for a newbie Airbnb Host:

1. You are the business owner and Airbnb is the platform you choose to use. Remind yourself that you are the boss. Airbnb is your advertisement and semi-HR team.. but you own your business.

2. Research your area- do not be the lowest in cost or the most expensive. Know your competition and what you can and cannot offer.

3. Take accurate and professional pictures of your place when possible and after you make noticeable changes in your space.

4. Go into your booking settings and make sure everything is accurate- price- holidays, instant book on or off how many guests, cleaning fee, pet fee, etc if you want.

5. Have at least 2 or 3 sheets for each bed for easy turnover~also color coordination for efficiency. Buy covers that are easy to wash and fit in regular washing machines & have two per bed.

6. Cleaners can be hard to find. Have a backup cleaner just in case of emergencies. Also, clean the unit yourself once in a while at a minimum so you can check things out. I also have my cleaners send me pictures after they leave. Likewise, If guests ruined anything or for excessively dirt situations.

7. Stay at your place sometime. You’ll quickly discover what you need and what doesn’t work.

8. Place a welcome book with your rules, expectations, wifi codes, local favorites, easy activities to do, etc. I also added instructions on how to use the remote/TV, fireplace, etc. also make sure you have check-in and check-out times in your greeting. (Remember common sense is not always so common every time)

9. Send a welcome greeting at a minimum on the day of arrival with info. Especially driving directions if hard to find. At least, before or day of arrival; a day before or the day of checkout.

10. Invest in a smart lock where you can access the code from your phone. This will help you with check-in and check-out processes- especially for those trying to enter too early.

11. Everything you have in your listing is your Bible. This is how Airbnb can side with you. Make sure you have your rules and type of space clearly stated.

12. Don’t become a hostage for reviews. If they threaten or bribe you, Remember you can always get it removed with proof. One bad review won’t kill you- not everyone will like the same beds, pillows, etc. it will be ok.

13. Keep conversations on the platform, not through a personal device

14. If you have monitoring devices such as video doorbells, noise alerts, and cameras, make sure you fully disclose this on your listing to ensure Airbnb doesn't suspend your account for non-disclosure.

15. Consider if you want to rent out to locals~some may be the ones who throw parties you
don't want.

16. You don’t have to cater to your renters all the time, if impossible for you. Early check-in is available if it works for you and your cleaners don’t feel obligated or that you need to go crazy to make it happen.

17. Make sure you have at least the basics in each room: Basic bathroom items like shampoo and conditioner... A pan, coffee maker, spatula in the kitchen, etc. . Most people do not travel to think about bringing basic items. I even once stayed internationally with no sheets available (new host) and wasn’t in the listing.

18. If you’re going out of town and you won’t have access to your phone or you're going international, you need to have a backup person in case of emergencies. Often recommended to have a service that is familiar with the Airbnb niche such as 365handymanservice.com

19. Put machine-washable mattress protectors on your beds and pillows. Send a "Thank You" later for this tip!!

20. Make sure you have a list of what needs to be cleaned for your cleaners. Rotating with deep cleaning areas. Expectations help with efficiency. Our friends over at [email protected] helped us with this.

21: Did I mention you are the business owner.. Aka boss.. run your business and don’t make excuses. At the same time, don’t waste time.. keep things simple and professional. Time is money. Good luck with everything!

22. An Airbnb Ambassador can help you get freely onboarded on the platform to list your space and even offer free advice and incentives such as free professional photography of your space, where available. If you are starting out on Airbnb, begin your journey here with this link: www.airbnb.com/r/hostambassador

23. Join online community support for host groups on Facebook, LinkedIn etc; listen to podcasts and learn tips from other hosts. One of the groups we recommend include: https://www.facebook.com/groups/1453531055114814/?ref=share_group_link

24. If you ever need help with cohosting or managing your Airbnb listing, there are always Airbnb CoHosting Services available. One of them includes CohostMyPlace.com. Most times they charge a percentage of revenue but they don't make money until you start making money. So why struggle alone when things get busy?

25. There is always a way out. Wouldn’t have believed at first that renting out a basement would turn out to be generating more than the entire mortgage each month. Remember, depending on your situation, you can rent out your vacation home, spare room, boat, camper and many things you wouldn't have imagined. All it takes is just jump-starting the creativity in you!

Best of luck from Cohostmyplace.com

Avoiding the Top 10 Mistakes that Airbnb Hosts Make

As an Airbnb host, you're in direct competition with other hosts in your area. If you're not careful, you could easily make some mistakes that will cost you bookings and revenue. Don't forget that guests get to rate you after their stay on cleanliness, accuracy, value, communication and location. In this blog post, we will discuss 10 common mistakes that Airbnb hosts make, and how you can avoid them!

(1) Inadequate cleaning before guests arrive

Guests arriving at your rental should be greeted with a clean space. Remember that first impressions are everything, so be sure to clean your space thoroughly before each guest arrives. Your rental should be clean and tidy when your guests arrive. This means regular cleaning of all common areas, bedrooms, and bathrooms. If you have a pool or hot tub, those should be cleaned regularly as well. Your guests will appreciate a clean rental and are more likely to give you good reviews and come back again.

(2) Ridiculous cleaning fees, house rules and checkout process

Airbnb has recently begun cracking down on these ridiculous house rules and checkout processes. Your cleaning costs will now be visible to guests before they book your place, which is a good thing in order for guests to know what they're getting themselves into when booking your place, so make sure it's worth their while! The overall cost of your listing will now factor into the search result ranking of your listing. With this new development, check-out tasks such as doing the laundry, mowing the lawn and watering the garden will now be worth revising. Your listing will stand a better chance of getting booked if you simplify these aspects and make them reasonable.

(3) Not being responsive to guest inquiries, communications and requests

Communication is key when it comes to hosting on Airbnb. Be sure not only to respond but do so in a timely manner so that guests know you're available and willing to help with anything they need or want during their stay! It's important for hosts, like yourself, to communicate beforehand - informed decisions make everything run smoother later down the line. Be sure to introduce yourself fully and let them know how to reach you if they have any questions or problems.

(4) Not being prepared for emergencies

Preparing for the unexpected is always a good idea. Even if you don't think it will ever happen, there are some days when everything goes wrong and having an emergency plan can help to make sure your guests aren’t inconvenienced or unhappy with their stay. Be sure to have a backup plan for things like power outages, Internet outages, supplies, and other problems that could occur. This way, you can avoid any negative reviews or unhappy guests in your Airbnb. A flexible handyman service will be good to have on speed dial. This is where a service like 365handymanservice.com would come in handy.

(5) Not providing adequate amenities

Some of the most common mistakes that Airbnb hosts make are not providing enough amenities for their guests. Be sure to have all the amenities that you promised in your listing. If you mention a coffee maker, Wifi router etc, be sure to have them available and functional as well. It’s essential to stock your kitchen with basic supplies, and provide clean towels and linens. This includes extra pillows, blankets, and towels for the pool or beach if you have one. No one wants to use a damp towel, so be sure to have clean ones on hand. Also, have a few toiletries like shampoo and soap available. By providing these things, you’ll make your guests feel more comfortable and welcome. Your guests will be disappointed if they don’t have access to the amenities they were expecting.

(6) Ignoring feedback from guests

We all know that guests are a valuable resource and often have great ideas to improve our listings. But what if you never ask them for feedback? The problem is, that opportunity will be missed! So make sure not only to creatively ask for suggestions or ask questions when starting out; Better yet: leave a suggestion box or survey so that all of those ideas can be collected in one place and used as needed; this will make an incredible difference with future reviews from feedback on how you could improve certain aspects about your listing. Now imagine when you ignore or do not bother to ask for these!

(7) Avoidable cancellations of guests

These can cost you opportunities to become a super host and even more with cancellation fees and relocation costs for the guests. Why suffer these consequences when you can avoid them by ensuring an up-to-date calendar and being clear with expectations? The impact on your guest cancellation rate can cause you to lose SuperHost eligibility for an entire year, not to mention what it does to your search rankings! If you absolutely have to cancel, check other options including talking with the guest before you take that last resort. Explore tips on how to do so without penalty.

(8) Not properly pricing your listing

When starting out, it is good to evaluate the pricing options at your disposal such as static, smart and dynamic pricing. You may be surprised to note that in some cases if you are not using dynamic pricing such as the hotels and airlines do; chances are high that you may be leaving a good chunk of money on the table.

(9) Not staying up-to-date with Platform Rules and Policies

Airbnb is constantly changing its policies and procedures. Be sure to stay up-to-date on all the latest changes so you can avoid any problems. This includes changes to their cancellation policy, pricing, and house rules. It is very important to be aware of things that can get your listing suspended. Our prior blog post at [https://www.cohostmyplace.com/home/blog-4], discussed some of those. Sometimes new hosts are unaware that practices such as communicating or accepting payments outside the Airbnb platform can be a violation of platform rules. I prefer to avoid communication that takes place outside of the platform if I can help it. A paper trail can be very important when it comes to dispute resolution. In addition, you need to make sure you’re familiar with the local laws and regulations governing Airbnb rentals in your community.

(10) Not asking for great reviews
Shy to ask for reviews? Don't be embarrassed to ask for a great review! - guests are much more likely to leave a review if you request it. If they have an amazing stay, then your chances of getting one without asking went up dramatically, which is why you must go above and beyond for your guests. Of course, the very worst thing you can do is miss out by not asking for a review.

In summary, it is a good idea to have a cohost or support group when you are first starting out as a new host. We recommend being part of our Facebook host support group to get more insightful and helpful tips on short-term rentals and hosting-related matters:

Top 6 incredible benefits of having an accessory dwelling unit (ADU) on your property:

There are many incredible benefits to having an Accessory Dwelling Unit, or ADU, on your property. If you're not familiar with the term, an ADU is a small dwelling unit that can be attached to or separate from your main house. They can be used as guest rooms, offices, studios, or rental units. Here are just a few of the top benefits of having an ADU on your property:

1) Increased rental income - If you have an extra bedroom or studio in your house that isn't currently being used, you can convert it into an ADU and rent it out for extra income.

2) Increased home value - An ADU can add value to your home by providing more living space. In some cases, it can even be used as a "granny flat" and act as additional living space for aging parents or grandparents.

3) Tax deductions - You may be able to deduct some of the costs associated with building or converting an existing structure into an ADU from your taxable income.

4) Flexible use - An ADU can be used for a variety of purposes other than just as a rental unit. It can serve as office space, a studio for artists or musicians, or even a place to store excess belongings.

5) More options for downsizing - If you're looking to downsize but don't want to give up all of your living space, an ADU provides a great compromise. You can still have some independence and privacy without having to live in a tiny apartment.

6) Increased sustainability - By providing additional housing options within one's community, ADUs help reduce sprawl and promote sustainable development practices.

At cohostmyplace.com, we help you turn your ADU into a sustainable income-generating unit. We onboard your listing on the leading platforms and manage communications, dynamic pricing, cleaner and maintenance scheduling as well as booking inquiries. All these are for a percentage of revenue. We only get paid when you make income. So why lose revenue instead of earning revenue with your ADU?

The benefits of having an ADU on your property are clear. Not only can you increase your rental income by converting unused space into an ADU, but you can also add value to your home and get possible tax deductions in the process. So what are you waiting for? Start listing your space today!

From Newbie to SuperHost: How Facebook Groups Can Help You on Your Airbnb Journey

Are you a new Airbnb host? Are you feeling overwhelmed and don't know where to start? Don't worry, we've all been there! One of the best ways to get support during your Airbnb hosting journey is to join a Facebook group for Airbnb hosts. In this blog post, we will explore what Facebook groups are and how they can help you on your hosting journey, how to get support from other group members, and some of the most common issues that are discussed in community groups. We'll also provide tips for staying active in groups and getting the most out of your fellow hosts.

Facebook groups are a great way to get support from other Airbnb hosts. To get the most out of these groups, it is important to be active and engaged. Here are some tips for staying active in Facebook groups:

1. Be respectful and polite to other group members.

2. Stay on topic - if you have a question, ask it, but don't hijack the thread with an off-topic discussion.

3. Be patient - not everyone can answer your question right away, and sometimes you may need to do some digging to find an answer.

4. Follow the group's rules - each group has different rules, so be sure to read them before posting.

5. Show gratitude - when someone answers your question or provides helpful advice, thank them!

Facebook groups can be an excellent resource for Airbnb hosts, but it is important to remember that they are just that - a resource. They should not be used as a replacement for proper research and due diligence. Take the time to read up on the topics that interest you, and don't be afraid to ask questions! With a little effort, you'll be sure to find the answers you're looking for.

Airbnb discussions cover a wide range of topics, including how to fix pricing issues and resolve guest problems. Topics can be as diverse as the Airbnb host's interests! These include pricing, solving guest problems, and increasing bookings while also starting another listing, resolving listings suspensions when they happen; modifying your house rules, and growing your hosting business among other things.

One Facebook group to get started is the "Airbnb Hosts/SuperHosts/FutureHosts/PremierHosts" One of the moderators in the group includes an Airbnb SuperHost Ambassador and other experienced hosts.

Unlike other groups that are paid to join, this group is free and a shared community of hosts helping other hosts and future hosts.

The link to join is: https://www.facebook.com/groups/1453531055114814/?ref=share. Future hosts who are planning to start their Airbnb journey can also connect with an Airbnb SuperHost Ambassador through: www.airbnb.com/r/hostambassador

In summary, Facebook groups provide a great opportunity for Airbnb hosts to connect, ask questions, and get support. If you're feeling overwhelmed as a new host, we recommend joining a group today. You'll be able to find answers to your questions, learn from other members, and even make some friends along the way. Most importantly, remember to be active in the group and contribute when you can. By helping others, you'll also be more likely to get help when you need it. What are you waiting for? Join a Facebook group for Airbnb hosts today!

¶ LATEST AIRBNB UPDATES

it means to hosts!

For hosts who haven’t heard it yet; the following changes are coming to Airbnb starting December 2022.

- [ ] Guests will be able to see the total price of a booking in the search results. They no longer have to click on the Airbnb listing to see the total price.

- [ ] The total price of a booking will be prioritized in the search ranking, instead of the nightly price.

- [ ] New pricing and discount tools will be made available to hosts.

- [ ] Checkout instructions will be shown to guests before they book.

Now, what do all these mean for hosts?

Well, the biggest impact of these changes will be seen among hosts charging a relatively high cleaning fee compared to their nightly rate.

This pricing strategy won’t be attractive anymore going forward as Airbnb is going to show the most cost-effective listings based on the total cost of the booking, not the nightly rate. Since the pricing will now be prioritized in the search algorithm; it will be crucial for hosts to be on the lookout for how their listing will rank in search results moving forward.

Based on these upcoming changes, it is highly recommended for hosts pay attention to their search rankings in Airbnb as well as visibility in search results.

For hosts who have property managers; just ensure they are well aware of these new upcoming changes. We use CohostMyPlace, and their team have assured that they have already braced up for the upcoming changes from Airbnb.

How to avoid Airbnb listing suspension!

The Airbnb listing suspension epidemic is a thing of the past! To prevent this from happening to you, make sure that your listings are up-to-date and safe.

Here's how:

¶ Disclose all cameras and monitoring devices. Devices such as your security cameras, noise monitoring, and temperature monitoring devices need to be fully disclosed in your listing description.

¶ Prevent parties and illegal gatherings at your rental

¶ Know your local municipality rules on STRs aka Airbnb laws

¶ Keep an eye on your overall Host ratings e.g. response rate, accepted reservations, and cancellations. Maintaining low overall ratings. Slow response time. A few accepted reservations or too many cancellations.

¶ Avoid guest cancellations as much as possible.

¶ Ensure habitable standards by being proactive on pest control, deep cleaning, etc

¶ Be responsive to communications from Airbnb.

¶ Follow up with guest communication and complaints.
¶ Ensure you are familiar with Airbnb's Terms of Service. Violating any of Airbnb’s TOS can get you kicked off the platform.

Suspension of your listing can occur at any time if you break any of these rules—even unknowingly. And it can be difficult to be reinstated after that. Sometimes, hosts are unaware of why their account has been temporarily or permanently banned.

The consequences of a suspended listing can be too many and may include cancelling all existing guest reservations and rebooking them elsewhere. This will mean a huge setback and loss of revenue for you as a host. Hence, preventing the above instances will beneficially prevent your listing from getting deactivated.

How to appeal an Airbnb listing suspension?

Hosts can appeal listing suspensions on the Airbnb platform. At cohostmyplace.com, we not only ensure that your listings are properly cohosted, but we also ensure that you are making the most from your rental. For new hosts, you can get connected with our free guided onboarding service at www.airbnb.com/r/hostambassador

Lastly, in case you are unsuccessful with the suspension appeal or you are permanently banned from Airbnb, don't stress; you still have alternatives! There are other ways to keep your property’s income rolling. Airbnb is only one of several home-sharing platforms, so this could be an opportunity to promote your listing elsewhere. Booking.com, Home Away, VRBO, Tripadvisor, and Flipkey are just a few sites where you can upload your property.
