2 bedroom, beamed, stone barn conversion set within the cluster of farm buildings of our 10 acre smallholding. The accommodation, on one level, offers L shape kitchen with lounge, 2 bed
rooms, 1 bathroom, gas central heating, log burner, dishwasher, washing machine, tumble dryer, table top oven and hob, TV, Sky, free wifi, parking and larger size shower cubicle in bathroom. All linen and cooking utensils are provided. Improvements and building work are currently in the process of being carried out on the buildings around the accommodation and on the accommodation itself. These are expected to be completed by the end of December 2014 with the barn available for rental April 2015. For this reason I have added photographs of the living accommodation, as it is now, with our personal possessions in situ. For the last 3 years we have resided in the barn conversion but will be vacating at the end of the year once our house is built on site. Despite renovating the barn 3 years ago to provide a clean and cosy living space, removing our personal possessions and finishing off is required, including new windows and a few tweaks here and there. This is reflected in the currently listed price and once works are completed and photographs listed of the finished project and surrounding buildings the daily rate will be adjusted to suit. Please note the 2nd bedroom is very small with space only for a cotbed, hence we are advertising as a 1 bedroom property. Guest Access
Full access to roam our 10 acres surrounding the farm is permitted and access and use of the private 2 acre paddock for anyone wishing to bring their own horse or pony is allowed (subject to additional charge below). Stabling is also available. Grazing and stabling is subject to an extra £20 per night, bedding and hay at extra charge. Riding to Crooklets or Northcott Beach is roughly half an hour via bridleway with some roadwork. Interaction with Guests
Hosts are always on hand for help with any requirements and usually out and about working in the yard but guests can experience the privacy of the bungalow to themselves. The Neighbourhood
We are at the end of a half mile long drive from the A39 but despite being in a very rural location it is only 35 minutes walk into Bude town centre. Walking to Stratton village is even closer, via a bridleway which crosses our driveway and drops into Stratton where you'll find amenities such as the local village shop, a hairdressers, The Kings Arms pub and the Tree Inn which can be all be enjoyed for local produce, drinking and dining. The village of Poughill is a 15 minute walk from the end of our drive, across footpaths crossing the site of the Battle of Stamford Hill. There you can find great food served at the Preston Gate Inn. From our farm itself, the view from the top of our fields give a beautiful scene of the sea to Widemouth Bay. Getting around
Public transport is accessible from Stratton village. Stratton village is within walking distance along the bridleway which crosses our drive. Other Things to Note
We have 3 free range chickens, 1 free range rabbit, 3 farm cats, 2 ponies and 2 horses on the farm. All live outdoors.
