"When Can You Expect Your Rental Deposit Back?

As a tenant, knowing when to expect your deposit back is essential. Here’s a quick guide:

• No Issues – When your rental payments are up to date and no amounts are owed, your landlord or agent must refund your deposit, along with any interest, within 7 days of the lease termination.
• Damages – Should there be any damage identified during the exit inspection, the landlord or agent must act diligently to repair it. After the restorations are completed, the remaining balance of your deposit must be refunded within 14 days.
• If you miss the scheduled exit inspection – It’s your right as a tenant to attend the inspection at a mutually convenient time. If you are unable to attend, the landlord must still conduct the inspection and inform you about any damage they intend to deduct from the deposit. In this case, the balance must be refunded within 21 days of the lease termination.
• If the landlord/agent misses the scheduled exit inspection – If the landlord or their representative isn’t present at the exit inspection at the agreed time, the property is deemed to be in a “good and proper state of repair” as per Section 5 (3)(f). This means the tenant cannot be held liable for damages or losses during the lease term, and the full deposit (with interest) must be refunded within 7 days.

Understanding these timelines will help ensure a smooth process when moving out.
