"Our development as a nation will at some point be measured with the way we make our settlements. Many of our settlements in Malawi fall under unplanned development. Toilets and baths that flow out to a neighbors compound. I suggest that with the introduction of Technical Colleges, there must be an inclusion of Physical Planning courses among brick layers and plumbers. All chiefs in this country must attend short courses in planning of settlements so that when a case rise due to the planning implementations by the builders and plumbers in our localities, they be in a better position to argue reasonably. We recognise that a distinct feature of this market is its emphasis on minimising costs. Larger retail spaces have been affected negatively by the lack of demand from international retailers. Competition for tenants is fierce. We’ve seen landlords offer significant incentives — in some cases slashing rentals by as much as half. It is not surprising then, given the competitive retail environment and the lack of new entrants into the retail market, that there is currently only one mall under construction in Malawi.
