URGENT MATTER!!!!!
Our Annual Meeting is tomorrow, April 19, 2024. As owners, you were asked to vote on the waiving of statutory reserves and the Board recommended a “yes” vote. As of today, we do not have a quorum as only 34 percent of our owners voted. Please vote on this matter immediately in preparation for tomorrow’s meeting. If we fail to establish a quorum it can negatively impact future maintenance fees. Thank you, Tim Pellerin

Valued Seawatch Owners,
This past week we continued to take baby steps since the Thanksgiving Holiday. As expected, we did pass our rough electric inspection so this coming week, we can continue to put in the new lighting in the pool bar and outside areas. The interior can now begin to have the drywall hung on the ground floor! Price electric continues to get lighting turned on, on the ground floor. This week it was the housekeeping and maintenance areas. Summit Fire systems was out this week to begin replacing our panel boxes and run new wiring for the fire sensors on the ground floor. FPL has finally given us a new date for reconnection to the grid. January 11th is our new date. This past week our temporary generator
struggled, being replaced twice, so being reconnected to the street power will be a welcomed step in our restoration. Cornerstone was in to take their final measurements to begin building the new cabinets and desks for the front office, sales office, security desk, nd director's office. Mid Island Watersports continued to rake our beach front so it will be beautiful upon our reopening. Universal Construction was in to take final measurements for the railings on the egress to the pool area, pool bar area and handicapped ramps.
This week I had the opportunity to meet with the City of FMB, along with other resorts, hotels, and citizens to ask questions and voice our opinions about our struggle to rebuild our properties and the different hurdles we have encountered. This was all facilitated by Beach Talk radio and is available for listening. Obviously, we will not be open by the end of 2023. I know that 2024 maintenance fees bills have been sent. For those of you who own in the 4th quarter, it will be necessary for you to pay your 2024 dues and
receive your 2023 credits afterwards. Unfortunately, because of the way the insurance reimbursements, this is necessary. Owners have to be current with their fees to obtain reimbursements for 2024. Once again, Seawatch does not have a published reopening date. We will post it as soon as we are confident of an actual date. At this time, it will more than likely be after the first quarter of 2024. As a reminder, we are an active construction site so please don't come to Seawatch to take pictures or look around. I will try to keep you informed of everything I can. We do not have an expected opening
date yet and I will do my best to keep you all informed of that as well.

Valued Seawatch Owners,
This week at Seawatch, our IT technician was out, and we now have internet in the two units we are using as offices, so
we don't have to be on "hotspots" anymore. For me that's very exciting to have this in place! The good news for the
owners is with our new system, you won't have different "zones" around the property to sign into as you walk around
the property. You won't have different passwords for your unit, the lobby, the pool deck, etc., you will just be able to
walk around with a consistent signal everywhere. Our IT people also gave Price Electric the information they needed to
begin to wire the rest of the ground floor to complete the data lines. Price Electric also began to install the ceiling
lighting in the Housekeeping and Maintenance area of the ground floor. The replacement lighting for the Pool bar, Pool
bathrooms and overhang should be here this week. The wiring has already been run. As you might expect, getting all the
new turtle lighting would take a few extra days, since not only was every building within 25 miles of us affected, but with
all the new changes to the turtle regulations, many businesses are using the same equipment. Fortunately, our lighting
Rep knows the best suppliers to use! Our new representative, from Dormakaba, the company that supplies all of RFI
door locks was out and we walked through the resort and grounds to determine our needs. She will be putting together
a proposal for us. Unfortunately, FPL has not been able to give us a reconnection date yet, after calls on Monday,
Wednesday, and Friday. The portable generator we've been using to power the property failed several times during the
week, which accented this issue. The painting group completed all the units and the elevator lobby areas. The wooden
railing tops in the atrium were sanded and they began to re-stain them. This should be completed this week. This week
we anticipate the rough electric wiring inspection to pass, so we can begin to hang drywall on the ground floor and
enclose some ceilings. Hopefully the permits for the plumbing on the pool deck and bathrooms will come through this
week, along with the ones for the pool deck, fences, gates, and walls, so I am hoping for some early Christmas presents!
This week on FMB, the poinsettia Christmas tree at Times Square was assembled and the Christmas Boat Parade took
place reminding us that normalcy will return to our beautiful island, it just takes time.
As a reminder, we are an active construction site so please don't come to Seawatch to take pictures or look around. I will
try to keep you informed of everything I can. We do not have an expected opening date yet and I will do my best to keep
you all informed of that as well.

On behalf of the Seawatch Team, we hope you all had a Happy Thanksgiving! For me, Thanksgiving is a time of reflection and certainly to give thanks for the things in my life. One of my family traditions was, after saying grace for our meal, we would each share something in our life we were thankful for before beginning our meal. Once again, in addition to my family, I am thankful for being at the helm at Seawatch. Thankful for my Team, Owners, our Board, and Hilton. Although it was a short week with the Holiday, we continued to take more steps forward towards reopening. The painting crew began repainting all the doors to the units, so they look as fresh as the rooms and hallways. During our Fall Budget Meeting, the Board toured the resort and decided that we needed to replace the elevator lobby carpeting on each floor, even though it was not a product of the storm. Abbey Carpets took all the necessary measurements, and the proposal was accepted and signed off on to begin the work as soon as the other flooring was finished. Price Electric was here all week tracing wires, mounting the new lights in the offices, game room, storage rooms, and pool bathrooms. The new light assemblies for the pool bar should be in this week to continue that project. Commanche' Construction removed all the old tile work in the lobby and office areas so the new flooring can be installed. I received and forwarded
the proposal from Cornerstone for the new front office desk and cabinetry, my office desk and cabinets, the sales office desk and cabinets, and security desk. Being that Cornerstone is a local company, they make all their cabinetry locally, so the availability and timing is much quicker. I met with Rock Solid to select the replacement stone for the pool bar. We are also having them quote the repairs to the Lobby fountain, which was damaged during the storm. Comcast Cable was in and installed our new system modem, and hopefully this week, we will have actual internet restored at Seawatch! Pyramid Electronics is scheduled to be here on Monday to begin the room-by-room phone installation and internet. They will also be advising Price Electric on what will be needed to run the electric for the offices, etc. We are hoping some of the remaining permits will come back this week for the pool deck, fencing, and pool deck walls so we can continue those areas soon. We also received some good news on the fire system pumps. Fort Myers Beach accepted our proposal to install watertight doors and watertight venting louvers which automatically seal in the event of flooding, instead of having to relocate the entire system, which would have moved our reopening back substantially. Chris from Mid-Island watersports was finally granted the beach tilling permit and was out the next day getting our beach back into shape. You can see from the pictures what a big difference it made right away. After turning over all the sand and destroying the root structure of the grass, he will be able to rake it afterward so our beach will be as beautiful as ever! I know you are all wondering how soon we will reopen; the truth is we don't know yet. In addition to the work, we have in front of us still, we are waiting on permits for some of it, and even when the work is all done, we will have to wait for a certificate of completion from the city. Trust me, I would rather be welcoming owners, rather than managing contractors. That being said, we will give you as much notice as possible to be able to make travel plans. As we continue to move forward, please remember Seawatch is still an active construction site and is not open to owners.

Another busy week at Seawatch! This past week the first-floor work continues to progress. They have completed
framing the walls in the game room and begun framing on the ceilings. Framing has also started in the outdoor bar area.
The electrician has started researching the first-floor connections and installing new lines along with switch boxes. We
were excited to hear after contacting FPL for an update on power that they were able to connect power to the pole that
day and will be out in 7 to 10 days to connect the building.
The damaged cast iron line on the ground level has been completely replaced. Next will be the repairs to the pool
bathrooms and installing new washer boxes. The two-ground floor air conditioners were installed along with installing
the duct work.
All demo of concrete slabs on the pool deck has been completed, the next step is approval from FMB to start installing
new rebars and rebuilding the concrete slab.
The units, LVT replacement, finishing coats of paint and texturing work are close to completion.
The Board is still working on the final details for the replacement furnishings for the living and dining areas of the units
along with other areas. It was also decided that it would be the best time to replace the walkway carpeting on all the
floors to match the lobby. Abby flooring was out on Thursday to do the measurements. The momentum of rebuilding
continues to progress daily. Due to several unknowns, we are still not confident on a reopening date yet, but I will post it
as soon as we have a solid idea.
As we continue to restore your home away from home, please remember it is an active construction site and is closed to
the public. I will try to supply the latest information about what is going on, along with pictures of our progress. I know
this is the time of year that many of you return to South Florida, but I will ask that you please not come to the resort to
take pictures.

Another busy week at Seawatch! This past week the first floor continued its resurrection, with continued progress on
the ceiling framing and construction. The framing moved out to the ceiling over the pool bar area, and all will soon be
ready for the electricians to begin wiring the new lighting. Solarguard is doing a great job with getting us the materials
we need to continue to be turtle compliant and roll with all the new revisions. Mor-sports brought in more fill on the
tennis court and should begin production soon. Frustrations continue with FPL, having no solid appointment for reconnection to full service. They have estimated, sometime between late November or early December, but have not
given us a set appointment. All the new pavers have been delivered for the pool deck area. They are beautiful and I'm
sure you will all agree. All the final drawings have been given to First Onsight for the pool bar area, along with electrical
and plumbing drawings. Final measurements for the new top will be made after all the cabinetry has been placed.
This past week, your Board of Directors met with us to review the 2024 budget and check the progress at Seawatch.
Also, during our meetings, the Board chose the replacement countertops for the front office, sales office, and security
desk at the resort. The Board also saw presentations from Interior Decorators for new furniture designs for 2024. Some
beautiful ideas were brought forth! They also got to see the replacement artwork for the resort lobby area. I am hopeful
we will continue the momentum we are currently experiencing. Due to a number of unknowns, we are still not confident
on a reopening date yet, but I will certainly post it, as soon as we have a more solid idea.
As we continue to restore your home away from home, please remember it is an active construction site and is closed to

This week we continued with our collective pedals to the metal! Comanche Construction continues to frame the offices and lobby walls. Gulf Shore Air Conditioning was in to hook up the new AC units for the Game Room, Front Office, Maintenance, and Housekeeping. The Sales Office will be done after it is further along. All the new duct work was run so they can finish framing in the ceiling so Price Electric can wire in the new lights. The old cast iron drains over the Front Office and Game Room have been replaced from storm damage so we won't have to worry about any leak issues going forward.
The new sections for the pool bar were delivered this week and Rock Solid will be assembling them soon. Our new pool deck pavers arrived this week as well. Universal Construction has already removed the old pool deck pavers and underlay and they will be back out this week to begin putting down the concrete forms in the new pool deck area for concrete underlay. Before they can pour new concrete, the new pool deck drains will need to be installed along with wire conduit so we can run wiring for the new pool deck lighting.
Abbey Carpets continue to replace the flooring in the effected units on the 7th floor and will be working down to the 6 th floor this week. We expect that the remaining units on the 1st and 2 nd floors will be painted this week, or the first part of next week.
The pool bathrooms are also currently under demolition. The old floor tile has been removed to look for the drains that were covered over when they were remodeled last time. FMB pool codes require that the rest rooms for the pool, must have floor drains in them and everything we are doing at Seawatch is making sure we are following all the updated codes and regulations.
This past Friday, I met with Cornerstone to finalize the layouts for cabinets, counters, and desks for the Directors Office, Front Desk, Sales Office, and Security Desk. The Board will make the final selection on our replacement tops this coming Friday at our Fall Board Meeting.
On Thursday and Friday of this week we will be having our Annual Budget Meeting with the Board for 2024. We will be reviewing the progress of restoring Seawatch, along with presentations from Bayfront Interiors and Clive Davis on replacement furnishings for the living and dining areas of the units along with other areas. We will be reviewing the budget for 2024.
As a point of reference, although we do not have an official re-opening date yet, all the owners who qualify for maintenance fee reimbursements in 2023, your information is sent to Corporate after the close of each quarter. If you call the Maintenance Fees Department at: (877-311-4440) to inquire about them and they tell you they are waiting to hear from the resort, or you need to call the resort, credits are posted within 60 days after the end of each quarter.

Valued Seawatch Owners,
Another busy week at Seawatch! Universal Contracting finished removing the remainder of the pool deck underlay & broken pavers in preparation for the new pool deck area. On Monday, Best Pools will be back out to pressure test all the plumbing lines for the pool & spa to confirm that no leaks were created by all the heavy equipment during the removal. One of our plumbing teams will be here the first part of the week to install the new drains for the pool deck. Universal will be back to begin putting in the forms for the new concrete underlay. After the concrete is in place, the new paver deck can be laid.
The sections for the new pool bar are expected to be delivered this Monday as well! From there, the Team from Rock Solid can begin installation. The electrical & plumbing will be completed by the respective companies doing our interior & pool bathroom areas, prior to the final texturing & tile design of the pool bar.
We are still waiting to hear back from FPL & Comcast on when their next visit to Seawatch will be. When Comcast comes out, they will be preforming continuity tests to see if they will need to pull a new line from the street. We are hoping that the lines weren’t damaged by the storm & only the finished couplings & terminal endings will need to be replaced.
So far, I have received two proposals for installation of our new landscaping, two more are expected this week. The tennis court repairs have stalled due to equipment issues with Mor-Sports. When they can get to us, it is late in the afternoons & working until the 7pm cutoff point.
Floors 3 – 7 have had all the unit interiors painted & beginning on Monday, Abbey Carpets will be in to begin replacing any flooring in any of the units which received damage. Schindler Elevators is expected on Monday to begin a complete work-up on our elevators. We have been using the south elevator sparingly until the full report has been done. This week we should also be receiving all the new lighting fixtures for the ground floor applications. These will be for the Front Office, Game Room, Lobby areas, Sales Office & the over the Pool Bar. The porch fixtures & other exterior fixtures are still inconsideration because of all the new turtle regulations. We expect before the end of October that Dormakaba, the company who handles our electric door locks, will be in to access our needs. Unfortunately, the old system was completely destroyed by the storm & new equipment will be required.
As a reminder, the resort is an active construction site. I realize with all the progress we are continuing to make that it’s tempting to come by and see it in person, but we are closed to the public.

We were especially busy at Seawatch this past week! Comanche Construction was here all week working in the Front Office, Game Room, and Sales Office building walls and putting up the new metal furring strips for the sheet rock. After they have it all roughed in, Price Electric will be here to begin putting in conduit and running wire. I met with Steve at Abbey Carpets and selected several different finishes of tile for the Lobby floor. Our Board of Directors made the final selection, which I think goes perfectly with the new carpet and furniture selections. I made the trip up to St. Pete this weekend to pick up the new artwork for the lobby as well. I can't wait to see it all in place together!
Universal Construction was busy on the pool deck area this past week. The underlay concrete was saw cut and then removed. They removed about 20 dump trucks of material. During the storm, the water washed out the base rock under several areas of the pool deck causing some areas to cave in. Everyone felt it would be best to replace the entire pool deck area, since we didn't know if there were any other areas that may collapse in the future. We all felt we should be safe rather than sorry. We were able to save many of the pavers, which we will use to pave the smoking patio and south patio areas. Although they won't match the new pavers exactly, we will have a nice transition to each area. The new pool bar sections are under construction, and we should receive them soon.
This week Cornerstone will be in to look at rebuilding the Front Office and Sales Office cabinetry. Representatives from Clive Davis were in this past week to provide us with some design ideas for our units. Comcast was out to review our current status now that we have the required power and shelf capabilities they requested. They will be back, hopefully this week, to do a conductivity test to see whether or not they will need to pull new lines from the street, or they can use what is in place. It feels good to have so much going on here!
As a reminder, the resort is an active construction site. I realize with all the progress we are continuing to make that it's tempting to come by and see it in person, but we are closed to the public.

This week we continued to take more steps forward on many roads! Commanche Construction began doing any
additional first-floor residual tear out and began framing in the front office, game room, and lobby walls in preparation
for doorways, windows, electrical and drywall. New moldings were brought in for finishing any of the rooms which
required new drywall and paint. So far, the units on floors 5 - 7 have been painted. Next week Abbey Flooring will be in
to begin to replace any of the flooring that needs to be redone.
JCK Landscaping was here all week removing the remaining landscape in preparation for our new design. The new design
has been approved by the Board and proposals for installation and the new irrigation system are currently underway.
I know many of the owners have expressed concern about our beautiful beach and Chris from Mid Island Watersports
has been diligently dragging our portion of our beach to restore its pre-storm condition. In November turtle season will
be over and he will be able to use a tiller on the sand to remove any additional growth, but as you can see from the
pictures, he's done a great job with what he's been approved to do.
This coming week we anticipate having Universal Construction here to begin the cutting and removal of the old pool
deck surface. When Hurricane Ian came onto the pool deck, several areas underneath the pool deck had its base rock
washed out and portions of it collapsed from the washout. To ensure the integrity and safety of the entire surface, we
felt it would be best to replace it all, not knowing if there were additional problem areas that were not seen.
Schindler elevator account managers are expected to be out this week for the additional inspections of our system. As
you may expect, they have been incredibility busy, and this appointment has already been rescheduled several times.
As a reminder, the resort is an active construction site. I realize with all the progress we are continuing to make that it's
tempting to come by and see it in person, but we are closed to the public.

Valued Owners,
Another busy week at Seawatch! Weaver Electric was with us Monday, Tuesday, and Wednesday to continue their part. Unfortunately, with last Monday's storm, FPL was not able to come out to approve the work and restore us to street power since they had service calls to respond to. We did pass the inspection on Wednesday, so a new appointment date was requested for connection to the FPL transformer and meter.
Comcast Cable was out for inspection and to determine our needs to reconnect to their system. Gulf Shore heating and cooling were out to install the remaining 8 AC units, so all units now have working air, including the unit I have been using as my office.
Commanche Construction is starting the framing portion of the doorways on the ground floor this coming week and I am excited about the ground floor repairs beginning. Last week, the Board chose the new carpeting for the Lobby, Game Room, Sales Office, and Front Office. This week Abbey flooring will be out to measure for each of those rooms.
This week we will be receiving the new pool furniture and grills. They will be stored in the shipping containers we have in the parking lot for secured storage. The new luggage carts have already been received. I have been actively working with Rhonda to replace our activity supplies and look at adding some new fun things for you!
Chris from Mid Island Watersports was out to begin cleaning the grasses and weeds from our beach. Now that turtle and bird nesting seasons are over, he will be able to restore our beach to its' former beauty.
New revelations with the Fire Department and the requirements for our Fire System water pump, have revealed that it is highly unlikely that we will be able to reopen in 2023. The engineers at ESi are now reviewing options for being able to comply with the new Fire regulations. Each of those options are costly and time consuming. At this time, we are hoping to reopen sometime in the first quarter of 2024, although no date has been officially set.
This past week also marked the anniversary of Hurricane Ian. I was able to join the City of Ft. Myers Beach and thousands of others for the remembrance of those lost during the storm and the unveiling of the new clock at Times Square. The outpouring of love and support was evident to everyone. Ft. Myers Beach still has a long way to come, to what it was prior to the storm and the face of FMB will look considerably different as she comes back, as will Seawatch, but it will be newer and nicer than it ever was.

Valued Seawatch Owners,
This week at Seawatch we continue to work on the drywall in the units, mudding up all the seams. The 7th floor is well underway having all the drywall hung and the seams mudded. Sanding will begin this coming week. While the mud was drying, the hallway walls were beginning to be painted as well. We made the decision to brighten up the hallway corners where the wood trim had been stained a dark brown. The new corners, as you can see from the pictures, now will have the light-colored cream paint the rest of the walls do, with the darker caramel-colored accents. It completely brightens up the dark corners and gives the hallways a great new look!
This week we look forward to having our street power restored on the 26th and 27th! FPL has confirmed our appointment and I am looking forward to having consistent electricity at the resort. We will be able to start checking all the water heaters and appliances in the units now that we have a consistent source of power. We also have an appointment with Comcast to begin to restore cable to the resort. At the beginning we will just have a basic connection, that will at least be enough for me to have Wi-Fi capabilities. Having to use a portable hotspot has not been a pleasant experience for
me, trying to work from the resort, so this will be a welcome improvement. As the rooms are completed, it will also give
us the ability to install the new phone system in the units.
This week we anticipate Commanche Construction to begin to work on the first floor of the resort. I look forward to working with them to bring our main floor back to glory. Our designer is working on front office and sales office concepts and am working with the Board on selecting new carpeting for the lobby and game room.
Chris at Mid-Island Watersports has begun to rake the beach, now that nesting season is over and very soon our beautiful beach will be restored to pre-Ian glory!
This Thursday, the 28th, there will be a one-year anniversary remembrance ceremony at Times Square to officially unveil
the new clock and pay homage to everyone on Fort Myers Beach. I will be at the ceremony to represent Seawatch and our owners.
