Barn Related:
There is a working horse stable facility connected to this amazing retreat. You will see the trainers and barn workers busy with the horses. We ask guests to not visit the barn or pet the horses unless there is a pre-arrangement made with the host. We would love to show off our barn and horses.
Horseback riding:
Horseback trail ride is available for additional fees through our partner ranch close by where you will enjoy the ride of a lifetime. Within the 12,000 wooded acres surrounding beautiful Lake Grapevine, you will encounter gorgeous, towering Cottonwood trees, lush pines, and abundant wildlife. As you make your way to the lake, you will cross creeks, traverse changing terrain, and maneuver through heavily wooded hills.
No worries if you are a greenhorn, the ranch is very adept at handling beginner riders.
Fees and restrictions apply. Limited availability so reservations are mandatory as the ranch is booked solid every day.
HOT TUB RELATED:
The hot tub availability is ALL YEAR AROUND! The hot tub is serviced, cleaned and chemically balanced before each rental.
WAIVER OF LIABILITY FOR HOT TUB AND AMENITIES: Guest understands that there are special health risks that may be involved in using the hot tub, as well as safety risks using other areas of the cabin (fire pit, barbeque and firebox as examples). In particular, he or she understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 for personal safety. Guest agrees to explain the risks of using the amenities and hot tub to any guests at the cabin and to be fully and solely responsible for any accidents, medical conditions or injuries his or her guests may incur. Guest understands the risks discussed above and agrees that he or she will assume all responsibility for his or herself and their guests for the consequences of those risks.
Guest agrees to waive any claim whatsoever against Owner for accidents, medical conditions or claims arising from his or her own use or guests’ use of the cabin amenities or hot tub.
Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the cabin amenities and hot tub and its support equipment through his or her own or guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, neglecting to extinguish all fires in the grill or fire pit, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow.
Hot Tub Instruction:
The hot tub is easy to use. Just turn the temperature up or down to your preference. Unit stays in recirculation mode warm mode when not in use. It will go to sleep mode if not using jets for 20 minutes. There is LED light for night illumination. There are two separate pumps for the jets depending on what your preference is. Put the cover up and flip back to use and rock forward down when finished. Control panel should be pretty straightforward. If in SLP sleep mode raise and lower temperature and turn on lights jet pump to wake up. Orange heat light glows when in heating cycle. Please turn temp down to mid 90s when exiting to conserve energy if you will not be using right away.

We would love the opportunity to host a special activity business meeting/event/wedding/reception, we would kindly ask to obtain prior approval prior you booking your event first. Please provide number of guests and type of event. All activities can be hosted in the daytime ONLY. special event require a minimum 2 night stay due to the additional time to return the property to acceptable conditions.
Depending on number of guests, additional fee structure does apply.
Table and chairs are available for rental through a professional rental company. Fees apply. Please inquire.
Guests are responsible for any damages their party/event attendees inflict on the property which may result in damage fees above normal wear and tear.
There is a full-disclosure policy in force on the number of guests sleeping on the property during your reservation period, and also the number of any outside visitors you might have during that time as well. All night open house or flyer parties are NOT ALLOWED at any time and are expected to be controlled by invitation. Guests assume all liability and by reserving this property and hereby releases the owner from any and all liability. We must be made aware of any party plans (by invitation only) in advance, and they must be pre-approved by owners. Any discrepancies can cause any remaining part of your reservation to be cancelled immediately with no refund.
