The first King Tide of 2024 will happen on Monday, May 6 at 7:21 p.m. and is expected to be nearly a foot higher than the average high tide. MyCoastRI needs your help to document this event’s effect on Rhode Island’s beaches, coastal waterways, and infrastructure.

Data from the Narragansett Building Department Rental Registration Database:

Myth: The number of rentals in Narragansett has exploded over the past 10 years.

Fact: The number of rentals is flat over the past 10 years. 2012..2,739 rentals. 2021..2,934.

Myth: Large out of state investors are buying up rental property.

Fact: 22% of rental owners reside in Narragansett and 38% reside in other RI cities and towns. So 50% reside in RI. 91% of rental property owners (1,705) own just one rental, 7% (130) have two rentals, 1.3% (25) have 3 rentals and .7% (15) have more than 3 rentals.(Based on a survey of 360 rental owners.)

Myth: Rental property owners are new investors.

Facts: 28% of rental owners have been renting for 20+ years, 22% for 11-20 years, 36% 5-10 years and 14% less than five years. So long term renters who received approval from the Town.

Myth: The quality of life with student renters has decreased over the years.

Fact: Police nuisance reports have decreased 44% since 2013 and student arrests are down 64% since 2023. Enforcement and ex*****on work. Not restrictive ordinances. Ordinances which have resulted in 1,200 students no longer able to rent in Narragansett leaving 1,200 bedrooms empty. The result is higher rents and higher the price of homes. Supply and demand. Limited inventory of three bedroom homes to accomodate students.

Myth: Homes with a large number of filled bedrooms cause more nuisances and parties.

Fact: For 2022-2023, 40% of nuisance reports were on homes with three of less bedrooms. 24% with four bedrooms. 26% with 5 or more bedrooms. So 64% of nuisances occur in homes with four or less bedrooms.

Think limits on occupancy solves nuisance issues? It’s a myth.

What does? Working together to create strong neighborhoods where all residents are respected.

The room was packed with people opposing the ordinance and only two of which favored it. Speaker Joe Volpe did a great job and even called Ewa out for her lying.

Local stations reports:

https://www.abc6.com/narragansett-moves-forward-with-short-term-rental-ordinance/

I am reaching out to all who reside in RI and in particular, those in Narragansett to PLEASE attend the meeting Monday and speak.

It is critical to pack the room as supporters!!!

Take a couple of hours out of your schedule to be there to support your property rights and those of others.

This is one time when we need you there, to fight back to protect your individual property rights against those determined to take them away.

IF YOU Oppose the ordinance for hurting families and the local businesses, LET THEM KNOW how long you have been renting to families, families that CHERRISH our coast, put money into our economy eat at our locally owned small buisness and shop at our small locally owned retail establishments.

Narragansett should be shared, to for everyone to enjoy, as it has for decades!!!

I am one that believes, when it comes to URI Students, one per bedroom, with an off-street/off-lawn, parking space to match.

If someone has unruly neighbors, whether it be Students, Families, Annual/Seasonal Renters etc.... call the police.
Reach out to the landlord, if it's a rental property. Reach out to the homeowner and express your concerns..... if I had tenants that were unruly, they'd be gone.

Right now, Rhode Island law states the maximum number can be set by local ordinance, but it can’t be less than three unrelated people under one roof.
