Below is an email I received from a customer who tried someone else. This is a reminder to always be weary of who you are hiring.

Good morning Dennis,
I was wondering if I could get a quote from you for a suspended ceiling in the small unfinished area of the basement and also if you have a reference you could give me of someone who can match a textured ceiling upstairs. I learned a hard lesson as to stick with who you know and you get what you pay for recently regarding some home repairs ☹️ We had someone come to quote wrapping the exterior trim in vinyl and he asked if we had any other work available and gave us a great price (red flag) in the end I had to fire the guy and his assistant mid job for being totally unprofessional and doing sh*tty looking work and I am now left with a 70% done basement finishing project and a whole house fan opening in the upstairs hallway that looks like my 4 and 6 year old children mudded and taped it 😩 We have always been so happy with the quality of your work and your professionalism and would love to have you take a look at the s*** heap of a project we are left with if you have any time (I know summer must be busy work wise!). Thank you.

It's been a while!

Dear Customers and Friends,
I wanted to provide you with a little Property by Design update. The home renovation/repair industry is out of control right now. Every contractor that I have spoken to is backed logged on projects. Customers are waiting 3 to 6 months for projects to be started. Though this is good for contractors, this can spell trouble for customers.
To my customers that have waited for their projects, thank you so much. I can't tell you how much this means to me. To those looking to schedule projects, I apologize for the lengthy delays.
Property by Design has always tried to be a one stop, problem solving company. Unfortunately due to availability of sub contractors and work load we cannot offer such solutions.

Going forward Property by Design will solely be focusing on smaller projects that can be finished "in house". We will be focusing on the projects meet our specialties and talents. Please check back to our "about" tab to find out more information regarding this.
We are still available to answer any questions you may have regarding home improvements and we welcome all calls.

Working with pre-finished hardwood can be difficult and requires experience, skill and patience. When you don't have the experience it could cost you more in the long run to have it done right.
The first pictures are incorrect installation. Notice the bottom of the newel post and the lack of a skirt board.
The last three are the new product with newel post and skirt board. Awaiting the rest of the railings from the painter.
