The Room Millennials Say Is Essential – and Why You Should Stage It

Millennials may be willing to sacrifice extra square footage in a home and even features like an outdoor kitchen or two-story foyer. But there’s one thing they say they aren’t willing to sacrifice in a new home: A separate laundry room.

A separate laundry room clearly topped the list when the National Association of Home Builders recently surveyed millennials to discover what their “most-wanted” item on their home shopping list was. Fifty-five percent said they wouldn’t buy a new home that didn’t have a separate laundry room. They also ranked storage as important, such as linen closets, a walk-in pantry, and garage storage.

With the laundry room weighing so much on millennials’ buying decisions, you may want to take a closer look at the way you’re presenting the laundry room in your listings. Could it use a freshen up? And if it’s such a selling point, you may want to add a photo of your staged laundry room to your MLS photos.

Take a look at some of these photos from the remodeling site Houzz to get ideas on freshening up your listings’ laundry rooms.

Try a soft paint color — accented with white painted cabinets and trim — to make the space look larger and even cleaner. Enhance with some under-the-cabinet lights that shine on the countertops. (The paint featured in the picture below: Benjamin Moore, Comet)

Fresh flowers, bright colored curtains, and even wallpaper behind the cabinets may make the space more inviting

Wherever there are cubbies, add wicker baskets. Hang a few clothes on wooden hangers to show off the storage options. And if the storage options even include a place for the family’s pet, accent that in a lower cubby too with a stylish pillow cushion.

If the laundry room is small, add a wooden block over the washer and dryer to squeeze in a folding station.

Stack a washer and dryer to maximize space in a small area and to make room for some cubbies and shelves. Keep the shelves neat and staged, such as by folding light-colored towels. Keep the laundry accessories displayed to a minimum.

25 Smart Home Technologies that Matter Most to Home Buyers

Nearly 60 percent of the real estate agents polled said they are seeing more smart home features in listing descriptions than they did two to five years ago.

Everyone is talking about the connected home. Smart home technology is becoming the new norm and now according to a survey of more than 500 Coldwell Banker sale associates it’s taking off in real estate as well. Nearly 60 percent of sales associates surveyed said they are seeing more smart home features in listing descriptions than they did two to five years ago, and one in three sales associates noted that properties with smart home features and technologies sell faster than homes without them.

The relevance of the smart home was also apparent at the 2015 Consumer Electronics Show held in Las Vegas earlier this year. Members of the Coldwell Banker Real Estate marketing team attended CES. The team couldn’t walk more than a few feet without encountering a new piece of smart home technology. From security systems with advanced motion sensors to innovative systems that allow for lighting control from mobile devices, the connected home was ubiquitous.

Inspired by CES, Coldwell Banker compiled a list of the top 25 smart home products and technologies that matter most to buyers, based on the Coldwell Banker survey and CES favorites. The list is grouped into seven categories: security, temperature, safety, lighting, entertainment, appliances and overall connectivity.

Smart Security

1. Kwikset Kevo Smart Lock - With Kevo the smartphone is now the key. Home sellers can allow their realtors, or anyone else such as a neighbor or a housecleaner, to have access to specified doors for a designated time. Eventually when the new buyer moves in all they have to do is download the app and they’re ready to go.

2. iSmartAlarm –Meet one of the DIY smart home security leaders, with no monthly fees and no contracts. This easy-to-install wireless DIY system is great for apartments or small homes. The iSmartAlarm system is almost infinitely expandable via door and window motion sensors, smart switches, and iCamera and iCamera KEEP models with streaming video and video storage. Packages start at $199.

3. Oplink Connected– Oplink Connected is great for a slightly larger home, and provides a premier service for a low monthly fee. The DIY alarm package includes door and window sensors as well as video cameras which are controlled through its mobile app.

4. SAGE Security & Home Automation– Coming soon — SAGE allows for management of the entire connected home through mobile devices and televisions. The television-centric SAGE system enables consumers to check on children in another room via a video feed, see who rang the doorbell or lower the room temperature — all from the comfort of the TV room couch.

Smart Temperature

5. Nest Learning Thermostat – Tell a buyer that the home has a Nest thermostat and their ears will perk-up. The Nest Learning Thermostat absorbs its owner’s daily routine and adjusts the temperature accordingly. The Nest thermostat can be controlled through a phone, its built-in sensors detect an empty home allowing Nest to set itself to an energy-efficient temperature. Oh, and it also saves customers about 10 – 12 percent on heating bills and 15 percent on cooling bills per year — a huge win.

6. Honeywell Lyric Thermostat – Honeywell is known for temperature control and their new smart thermostat, the Lyric, is a solid entry into the smart home market. The most talked about advantages of Lyric are its geofencing feature and humidity sensor for more accurate comfort, control and savings. All of these qualities are definitely pluses for families.

7. Canary – This sleek-looking product is mostly about security, but it made this smart temperature list for its ability to monitor air quality, temperature and humidity. It’s cool enough to make an impression with potential buyers, at only $249. The Canary system is available in white, black or silver.

8. Big Ass Fans’ Haiku with SenseME – The world’s most advanced ceiling fan knows exactly when to speed up and when to slow down. Not to mention, it is a gorgeous and luxurious addition to any room. Starting at $1,045 it’s a better fit for luxury homes, but it will certainly set any listing apart.

Smart Safety

9. Iris Safe & Secure Kit - With Iris, Lowe’s is making it simple for just about anyone to make their home smarter. Feel more confident that families, homes and pets are safe and secure with the DIY, self-monitored home security system. Receive notifications directly to a smartphone, tablet or computer whenever an alarm event is triggered.

10. First Alert Onelink – This suite of smart home safety products is fresh to the market. Included in this offering (and available for presale on Amazon.com) are a Wi-Fi combination smoke and carbon monoxide alarm as well as a watch, both of which send phone notifications if something is amiss. The First Alert Onlink safety products, including the already available Wi-Fi thermostat, will be compatible with Apple’s HomeKit ecosystem.

11. Nest Protect – This smart home device is a smoke and carbon monoxide smart alarm that speaks in a human voice, telling the user if there’s smoke or CO, which room it’s in, and if there is immediate danger. Definitely comforting for families!

12. Leeo Smart Alert Nightlight – This genius little nightlight keeps track of smoke alarms, carbon monoxide alarms and home climate. If something’s not right, it sends immediate phone notifications.

Smart Lighting

13. Sengled Pulse Smart Bulb – This combination light and speaker had everyone buzzing at CES 2015. Simply twist the bulb into an existing light socket, download the app and connect to the Pulse bulbs. The Sengled Pulse Smart Bulb can stream music and control lighting at the same time.

14. Lutron Caséta Wireless – This connected home solution allows for lights, battery-powered shades and temperature to be controlled from a mobile device. An easy DIY solution that’s affordable, these products are less than $150. For example, hit “morning,” lights will turn onto a certain level, shades will rise and room temperature is adjusted to the desired level.

15. Philips Hue – Philips Hue delivers more than 16 million colors and all shades of white light to personalize lighting to suit any occasion, mood or moment. With more than 230 apps, Philips Hue can sync lights to music, or even simulate a sunrise effect. Bulbs and lamps are now all controllable via the Hue app or MyHue portal.

16. Belkin WeMo LED Lighting Starter Set – With this simple starter set, turn lights off-and-on from anywhere, create schedules and dim to create the perfect ambiance. Video Feature: Signs That Virtual Reality Is on the Verge of Taking Off

READY or not, here comes virtual reality.

Gaming was the focus of the original Oculus Rift headset, the virtual reality viewing device that set off the recent wave of interest in the technology. But now companies like Samsung, movie studios and Silicon Valley start-ups are racing to create new types of video experiences for virtual reality — and in some cases, even the cameras they will need to film it.

“The videos, the games, the phone, the operating system: Everything needs to be from scratch to make this work,” said Nick DiCarlo, who leads the virtual reality efforts at Samsung. It is “really the dawn of a new era,” he added.

But really, where are we with the development of virtual reality?

At first blush, virtual reality is a hard sell. You must wear a big, clunky headset that is either connected to a powerful computer or to a phone. You choose from a sparse selection of videos to watch and hopefully don’t suffer motion sickness as you soar through landscapes, physically turning your body around and looking up and down at the scenes around you.

Also, there are few headset types from which to choose. The most famous name in virtual reality, Oculus, which was bought by Facebook last year for $2 billion, has yet to release an actual consumer device.

The best virtual reality headset you can buy at the moment is the $200 Samsung Gear VR — actually built in partnership with Oculus — which requires you to also own a Samsung Galaxy Note 4 smartphone. The headset works by inserting the phone into the front of the goggles, and the phone acts as both computer and screen.

For a cheaper and more universal experience, Google created a template for Google Cardboard — virtual reality goggles made out of cardboard that will fit most any phone. Like the Gear VR, you slip a phone into the headset to get started. A few companies sell them already made for $10 to $45, or you can follow Google’s instructions and build your own from readily available materials.

Microsoft recently announced an augmented reality headset called HoloLens, which may come out this year. Augmented reality is slightly different from virtual reality because it lays virtual elements on top of the real world instead of taking you into an entirely contained experience. Google has invested more than $500 million in Magic Leap, a company that is also working on augmented reality technology.

Once you try virtual reality, even despite some technical and visual drawbacks, you can easily imagine that watching short videos, playing games or interacting with friends would be fun, immersive and transporting. It’s truly a new form of entertainment — once there’s something to watch.

And content is coming. This week’s Sundance Film Festival, for example, featured a slate of virtual reality films that included immersive news programming from Vice, and a short companion film to the movie “Wild,” created by Fox Searchlight Pictures, that lets viewers stand on the trail alongside the movie’s star, Reese Witherspoon. And 8,000 Google Cardboard headsets were handed out so festivalgoers could watch.

Oculus announced a new division within the company called Story Studio, which is dedicated to creating computer-generated virtual reality films that respond to what the user does. At Sundance, Story Studios showed its first film, a project called “Lost,” whose length actually changes depending on what the viewer does within the experience.

Jason Rubin, head of content at Oculus, said the company would continue to work on games and other virtual reality content, in addition to computer-generated video.

“Entertainment will be the cornerstone in the short run” to the rise of virtual reality, he said. “In the long run, V.R. has so much potential in so many ways: education, architecture, tourism. The entertainment gets it started but the entertainment is not the end of it.”

To create the entertainment, though, new hardware is needed. That is where some Silicon Valley start-ups are stepping in. One, a company in Palo Alto, Calif., called Jaunt VR, introduced a short monster movie at Sundance called “Kaiju Fury,” which was created in a partnership with New Deal Studios.

Jaunt VR makes a 360-degree camera that uses 16 heavily modified GoPro lenses inside a 3D-printed shell to film scripted movies and live events like concerts. The company’s engineers wrote software that can automatically stitch together the images from all those cameras. And then Jaunt VR creates apps that can deliver content to various headsets.

So far, the company has filmed the monster short, a World War II story called “The Mission” and footage of things like BMX biking, a Golden Gate Bridge tour and the Eiffel Tower, among other experiences.

At Jaunt’s headquarters, I virtually toured the movie set of “The Hobbit, The Battle of the Five Armies,” where I enjoyed a fireworks show with Gandalf. I also watched a trailer for a horror movie called “Black Mass.” In the movie, you’re the victim of a mysterious kidnapping. One thing was clear: Horror movies will probably never be the same. I’m still shuddering.

Jaunt said its next step was to build a high-end camera that it would like to license or rent to future virtual reality filmmakers.

Some of those films could eventually show up on Milk VR, a service that Samsung announced at the International CES trade show in January, which will deliver streaming and downloaded virtual reality video to owners of the Gear VR headset.

At CES, Samsung announced a partnership with David Alpert, the executive producer of “The Walking Dead.” Mr. Alpert said his Skybound studio would create a fictional series for the service but gave no other details. Samsung also announced partnerships with Red Bull Media House and the National Basketball Association, among other brands.

Matt Apfel, Samsung’s vice president for strategy and creative content, said the goal was to create original series for viewers. “Not just watching one-offs of Mount Everest or Burning Man,” he said, “but a 20-episode thriller or five or six N.B.A. series.”

Samsung has created an early prototype of a camera it calls Project Beyond, which would capture 360-degree video in 3-D and eventually stream it to headsets. Few details and no release date nor price have been announced for the camera.

Despite the rush, virtual reality is still a couple of years away for most people. Streaming a live event is daunting: Video files created by cameras with 16 or more high-definition lenses are huge, up to hundreds of gigabytes. New technologies will be needed to easily move that much data.

And the virtual reality experience is still more virtual than reality today. Watching video on the Gear VR puts you so close to the Note 4’s display that you can see gaps between individual pixels — something called a screen door effect. It keeps you from feeling fully immersed, as you might imagine.

Oculus’s most recent prototype, the Crescent Bay, is said to reduce this effect, but it’s not yet available. But it’s coming — along with a load of hype.

“Until you put the headset on, which pretty much makes everybody a believer instantly, it’s pretty hard to explain what you’re saying and why it’s different,” Mr. Rubin of Oculus said about virtual reality. “I believe it’ll take a little while, but I think it’ll grow in a way that is obvious that it’s going to be huge.”

We’ll have to see how huge. But if the level of interest of powerful tech and media companies is any indication, we’re in store for a barrage of virtual reality products in the near future.

Hunting for apartments just got easier with 3-D floor plans

Real-estate obsessed New Yorkers now have a new way to check out apartments — in 3-D.
StreetEasy has partnered with Floored, a Chelsea-based tech company, to transform two-dimensional floor plans — a key part of online listings — into three-dimensional models.
“Floor plans are a huge part of residential listings” for savvy shoppers “who are really into understanding layouts and how rooms flow into each other,” said Susan Daimler, general manager of StreetEasy.
The 3-D option is launching on Wednesday.
“3-D models usually require special equipment and are time consuming to create,” Daimler said.
“The fact that we can digitally translate 2-D floor plans into 3-D models in 24 hours is groundbreaking. It dramatically increases the listings’ quality, and is an extra special way for home shoppers to imagine and envision the spaces,”
Potential buyers can view the 3-D models on computers or smartphones, said David Eisenberg, CEO of Floored.
And 3-D options will keep growing. “Initially, you can rotate the floor plan in 3-D to see the heights of the windows and how rooms connect,” he said.
Future options may include the ability to move furniture around in a 3-D model and to have a shopper “walk” through the space.
