In 2020 I built a 'barn' garage at my house. Now, I want to turn it in to an ADU (Ancillary Dwelling Unit). Follow along, contribute your thoughts and reach out if you're interested in doing the same.

I am looking to create a 1 bedroom, 1.5 bath, with full kitchen and living room rental, with private yard and pet friendly where all utilities, including internet, are included for a market value of 1200-1500/month.

Stage 1 - Planning. There are a great deal of details to the planning stage. This week I visited Washington City, Eldon Gibb - a city planner, was very helped me understand the code, set backs etc. as well as understanding the process to take my plans through planning/zoning, the utilities commission.

I have some obstacles with set backs. I am either going to solve them or find alternatives. In Washington City, I need to build my ADU with 5 feet from the lot line and 10 feet from other existing structures. Since I build the garage with 3 feet (code for a garage) This means that I need to work with my neighbors to find an additional 2 feet - or I need to approach this project as an 'addition' to the home and keep the garage as is.

While I work on that approach, I also will be meeting with my builder, Jeff Madsen at Madsen Homes, to look at creating the plans, cost review and construction approaches.
