The most pondering question to the short term rental business: how much money can I make?

Obviously several factors are taken into consideration (location, competitive market, ect) but how do you take all considering factors and turn it into a number? There are several revenue data providers that can help.

First is .co - although requires a monthly subscription, you can freely browse markets and get a general overview of what your property will average nightly and annually. Just type in the address in the search bar and you’ll get free information. Additional info requires a paid subscription.

Then there’s another site that provides market Analysis and competitor reviews. They also provide property management services as well.

Next there’s which provides global qualitative insights to several topics not just real estate and vacation rentals.

Finally, provides short term rental market Analysis in real time. Led by industry experts and requires a paid subscription.

Many markets that are already hot in tourism and business travel have already began the monopoly of short term and mid term rentals vs. single family properties. You hear it everyday: “investors are taking up all the housing inventory!”. Which is not entirely true as investors only have better MEANS of obtaining property than regular civilians (I.e better loan options, ect.). Money talks people. Insurance rates are up, renovations projects are not cheap and closing on real property requires not only capital but discipline in terms of credit score. If you have made it past the mumbo-jumbo and finally made it to closing on your investment property, pat yourself on the back! The challenge has just begun. How do you compete with all the other Airbnbs and short term rentals in your area?

☀️Strategically interior decorate & stage. Themed properties tend to book higher. Add accent walls, large paintings/artwork as a focal point, accent chairs, decorative items, necessary essentials.

☀️Get original/creative. What can you do that others have not done or very few have done already? Other than visual aesthetics, try creative amenities/welcome gifts. Arcade, pool table & hot tubs! Make the most out of your space.

☀️Consider Low to no cleaning fees & allowing pets. With platforms like airbnb & VRBO, third party booking fees apply to not only the guest but also to you as a host using their platform. In addition to security deposits and cleaning fees, more out of pocket costs will be made toward the guest which can inhibit their desire to book, simply based on how many fees are associated. Many people also travel with their pets more so allowing pets, cats or dogs, large or small, totally up to your discretion, will definitely increase your clientele and increase bookings. Now you can charge an extra cleaning fee for pets! We know how hard it is to clean up pet dander and odor!

☀️List on several platforms not just one. There are property management systems (PMS) that sync calendars to avoid double bookings while being on more than one platform. This not only increases your clientele and bookings but also increases your overall outreach and social media presence.

Another great article with pertinent information about taxes, zoning and legal requirements for short to mid term rentals in Florida. Each city or province has their own taxing requirements, zoning laws and legal fees that govern short term rentals. Depending on your city or county, you may be required to have certain licenses in order to list and operate your rental. As Florida is home to Disney, beaches and several other tourist and entertainment centers, several companies and businesses are in the hospitality industry and growing exponentially. Hi ! My name is Stainah (pronounced STY - E - NA) and I am not switching careers from nursing but rather adding to my skill set for my mid term business and in the process I discovered a new passion for Interior Design & decorating. Interior design is a major concept in real estate; often overlooked and I cannot wait to help clients, companies & homeowners create beautiful spaces while also having fun! It’s a bit of a learning curve but so far I am getting the hang of it! Location location location!

Which are the best states to buy real estate for investing?

💰 California - California has always been a hot spot for real estate. With increasing rental and mortgage prices, along with the increasing population and tourists especially surrounding large cities like LA and San Diego. You won’t go wrong buying in cali.

💰Nevada - especially surrounding Las Vegas and surrounding areas. This area is growing substantially in the real estate sector and even though they have harsher STR laws, it doesn’t not apply to those that own their own single family homes. Larger properties would have more of a profitability margin than apetments or complexes.

💰Florida - STR central ! With laws that favor landlord and STR/MTR hosts , rental investments are at an all time high especially Miami, Orlando, Kissimmee, St. cloud, Tampa, St. Petersburg/Sarasota, Davenport and even Winter Haven for residential or LTR. Hope to Disney, beaches and adult nightlife , you won’t go wrong with the sunshine state!

💰Colorado - Although laws are making it not so STR friendly due to local laws that favor guests/tenants it is a great destination for skiers and snowbirds!

💰Oregon - from beautiful waterfalls and scenery, real estate investing in Oregon can only be an upside as it serves as a vacation hot spot.

💰South Carolina - particularly by the beach, Myrtle beach is a popular beach destination and they have serval properties that can be used for STR/MTR.

💰New Jersey & surrounding states (Massachusetts, Baltimore, ect.) - densely populated and with NYC STR bans, local states have an advantage to provide optional housing to vacationers. Perfect opportunities for MTR as it is very business/sports oriented as well.

These are only a few off the top of my head. Better research on hospitals, sporting events/arenas nearby, business buildings and even newly growing residential areas for LTR can acquire a great deal on your ROI.

Real estate investing can be used in different ways and all depends on how little or how much money, maintenance and time you would like to put towards your rental property.

🚪Short term rental (STR) - daily rates, includes vacation home rentals and/or private rooms/accommodations and cater to the vacation/short term guest. Stays are between 1- 28 days (for permit requirements). Turnover is high, and wear and tear is quicker. Easier to scale (gain more properties through revenue).

Common booking platforms:

🚪Mid-term rental (MTR) - usually month-month, for traveling professionals or longer stays than short term rentals averaging 30 days - 6 months or more (under 1 year). Less maintenance and turnover and a steady income as long as you have back to back tenants. Most common is travel nurses and medical professionals.

Common booking platforms:

🚪Long term rental (LTR) - long term tenants typically stay at least 1 calendar year and have the option to renew their lease each year. Many complexes rent to long term tenants and some have options for shorter lease terms with a higher monthly premium. Completely hands off except for maintenance emergencies. Also lately there are “squatters” and “freeloaders” making landlords hard to evict without a lengthy expensive process. Check your local laws.

Buying any type of property or real estate whether it be for commercial use, residential or investment (renting out for income). We did rental arbitrage for airbnb back in Las Vegas, NV, now in Central FL, the short term markets are over saturated and we wanted to add more value both for us and our guests, so we switched to mid-term rentals. Securing our first property has come with some roadblocks, as would anyone trying to buy a home/land. Here are the key components when it comes to purchasing real property:

🏠Your credit score matters! Having an optimal credit score of 680 or better will put you in a better situation financially in terms of interest rates, mortgage amount and even government assistance to home buying. Now every lender has their preferences, some can even get you a loan with a score under 600; however your terms and rate will be much higher. Even with an LLC, our business credit matters when applying for loans. Business credit - also known as a Paydex score, ranges from 60-100, and the average score is 80 to be qualified for great loans. An EIN number and business banking account information is needed. Right now we are working on our Paydex score (since we don’t really have one starting out). To do this you would need to form trade lines/lines of credit with vendors relating to your niche/business.

🏠 Investors usually go for conventional loans. This means no FHA loans, stricter credit and income requirements and a larger down payment ( usually 20% of property total value). There are also other options for investors to choose from in terms of mortgage financing. For example the HELOC loan if you already own property or a home. There is also the DSCR loan, which is common for investors as it doesn’t require income but rather projected income. Speak to a real estate professional and/or mortgage lender about your options.

🏠You need capital. This is a given for any real estate investment or business. You need about $40k - 80k for DP & renovations (properties that need sufficient repairs are priced lower - we call them fixer uppers). Not seeing as many bookings as you had anticipated with your vacation rental? Try these 3 tips and see if they make a difference !

1. Strategically interior decorate - with an over saturation of STRs and vacation rentals, especially in high tourist areas, making your rental one of a kind is essential. First impressions do matter in this business, and nothing screams WOW factor like a superb interior design. If you own your rental, try renovating or upgrading a few structural elements (I.e windows, wallpaper, kitchen counters). Even hiring an interior designer won’t disappoint you, nor your guests.

2. LOCATION, LOCATION, LOCATION. You hear it all the time with property investment. High tourist and attractions locations already have their environment speak for their rental. What about a log cabin in a small city? A lakefront property in the mountains? Unique amenities & guest experiences come into play, big time. Things like housekeeping, a hot tub or even a personalized welcome gift!

3. Switch to mid-term or even long-term rentals during slow seasons. This may require additional permits depending on your city/county, as well as lease requirements and terms.
