REAL ESTATE CRASH IS NOT COMING

2023 is going to be a challenging year for Real Estate investors. Prices are soft and transactions are less. If you are doing great, you are exception and KUDOS to you.

New construction is down. So what will happen to wanna be buyers who can’t get their dream home or can’t qualify due to high rate. They are all turning to rentals. If you already own real estate you are likely to do well.

At houserentalfl, we think rentals are going to do well this year. Rent increases are not going be what they were last two years. For Florida market, what worries us tthe most is INSURANCE. We are starting to see that home owners feeling the pinch.

We expect in 2023 and 2024, lot of investors who bought their second home or STR expecting to make high returns are going get out of the market which will reduce bloated inventory for STR market which is needed.

So far our STR occupancy for 2023 is 90% for properties managed by us. We expect we should have good occupancy throughout the summer and occupancy will come down in after summer. We have been able to keep our rates competitive while keeping occupancy up but there are properties which are struggling. We are not expecting STR rates to stabilize till extra supply clears out or demand picks up, which will take some time.

In summary if you are getting a good price on the property, you should lock it. There is no crash coming. Rates are high and cash flows may be challenging for rentals, for next two years but when the rate drops again you can always refinance.
