Today, I'm sharing a 5400 SF residence I designed in 2009 in Dover Shores / Newport Beach, CA The home is in the Santa Barbara style, with white stucco and red barrel-tile roofing. It is a U-shaped plan with a rotunda foyer overlooking the Back Bay and Newport Center, in the distance. The living areas are to the left and 3 bedrooms are to the right. Under the bedroom wing are a large media room and the guest suite. The courtyard has a lap pool and spa in the center, fed by a fountain feature under the rear window of the foyer.

Below is a Craftsman style residence in Glendora, CA, which I designed in 2005, for Bowden Development. It is a 3600 SF home with 4 bedrooms and 3 baths, in the Old Town area, which blends in very well with many similar bungalow homes surrounding it. It maintains many of the Craftsman elements, such as the shingle finish outside, a welcoming entry porch, and a sunroom with a small patio, accessible from all the living areas. There is a large Kitchen/Family Room at the rear, open to the rear yard.

Today, I'm sharing a favorite project from 2013 - a new custom home in Corona del Mar, CA (south of Newport Beach). The residence is located on a corner lot, with a view to the ocean from the Great Room and Kitchen. I've included several photos of the completed home from 2016, as well as the hand-drawn design floor plan and hand-colored elevations.

The owners wanted a Santa Barbara style home, which has been realized with smooth white stucco and the warm ocean blue of the doors and windows. The entry is accessed from the street via a double curved stairway, surrounding a fountain. Once inside the entry gate, one crosses the courtyard to the Foyer/rotunda. Inside, one has a direct view of the fireplace in the Great Room, then looks to the wide sliding doors opening to the ocean view. At the rear of the courtyard is the Family Room; in the opposite wing is the Master Suite. There are two secondary bedrooms at the rear with views of terraced gardens up the plant-filled slope behind the house.

Today, I am sharing a speculative residence I designed for Bowden Development (Monrovia, CA), in 2006. The home was built on four adjacent lots in Glendora, CA.
The floor plan is about 3,500 SF, designed around several axes (a technique learned from one of my Heroes, Sir Edwin Lutyens). The main living spaces are all wide open to each other, yet subtly defined from one another, giving each an individual presence of its own.
In addition, there are four Bedrooms and three full Baths, with a Study which can become a fifth Bedroom, as well as a Powder Room close by.
There are two exterior elevation styles: English Country with stucco, warm red brick and flat tile roof; the other is Tuscan, with stucco, stone and barrel tile roof.

Today, I am sharing an active senior community I designed, Cypress Knolls in Marina, CA, for Front Porch, 2004-06, (also while with Perlman Architects) This is a 55+ active senior community of single family homes - 6 floor plans with 3 elevations each, and a 20,000 SF community center and other amenities. The homes are designed in typical California styles, including my favorite Craftsman style for the community center, for which I also designed the site plan.

Today, I am sharing a French Normandy residence. The centerpiece of the design is the beautiful circular staircase, which commands the front elevation. All the living areas are on the first floor, including the wood-paneled living room, library, dining room and family room; as well there is a maid's room and 3-car garage. On the second floor are the master suite with adjacent study and three more bedrooms. The exterior is a soft warm beige stucco with wood trim; the roof is slate tile.

This week I am sharing a Study of the Design Process for a new residence in Eagle Rock, CA, which I designed in 2010. It was a new home for a family with two young children, on a hillside site. I was able to provide a basement with a "tuck-under" garage at street level; all of the living areas are at the main level - formal living and dining, family and kitchen with breakfast nook; and on the second floor are three large en suite bedrooms, with a stair hall overlooking the rotunda-style foyer. The elevations are in the classical style.

You can see how the design developed from "bubble diagrams" showing the basic relationships between rooms, through the preliminary designs, to the final CAD plans and elevations.

This week, I am sharing a Spanish Colonial residence, inspired by many homes which can be found up and down the California coast. The exterior materials consist of warm stucco walls and red clay barrel tile roof. The residence is about 5,200 SF, with large, comfortable living spaces on the first floor, surrounding a courtyard with a central fountain, all looking out to the view. On the second floor are a large master suite and four secondary bedrooms, each en suite.

The finished elevation is at the top, with the floor plans in the middle - hand-sketched and hand-colored; these are surrounded by a collection of black-and-white hand-drawn sketches, which provide views both inside and around the home.

Today, I am sharing the McBroom Residence, in Sunland, CA, a speculative project for Villa Nova Developing, from 2010. It is a 4000 SF custom home, on 3 levels, in a Contemporary Tuscan style. Entering at the top level, with guest room/study, one walks down a stair to the large great room with the kitchen/breakfast room at one end and the master suite at the other. On the lowest level is a media room and two secondary bedrooms, which open out to the terrace with a spa at this level and a lap pool with infinity edge below, overlooking the Hansen Dam basin beyond.

This week I am sharing the Four Seasons at Palm Springs, for K Hovnanian, an active senior community, with single-family homes and a community center - The Lodge. I designed four elevation options for the six floor plans, which were based on the cottage/bungalow types often found around the Southern California foothill hometowns of the 20-30’s, as well as in old Palm Springs. These included Spanish Colonial, Tuscan, Italianate and Southwestern. In addition, The Lodge was redesigned in Spanish Colonial style, with a Great Hall at the center and a clock tower to make it the center of the entire community.

This project won two design awards: the NAHB Platinum Award (2005) for The Lodge; and the NAHB Gold Award (2006) for the homes. (I designed this project while with Perlman Architects, 2003-08).

Today I am sharing a favorite project, inspired by one of my architectural heroes, Sir Edwin Lutyens, who practiced during England's Edwardian period. The residence shares Lutyens' frequent use of axial design, which gives order to the overall plan, without being overly formal - here, centered on the fireplaces at each end of the Living and Family rooms. The drawings include the original hand-sketched design and the colored presentation drawings, below.

This home has Living, Dining and Family Rooms across the rear, with a Library off the Foyer and the Kitchen and other service areas to the opposite side. The beautiful curving stair leads up to a large Master Suite with three en suite secondary Bedrooms. The materials are similar to many of Lutyens' early Surrey homes: red brick with clay tile roof and oak windows.

Today, I'm sharing a project from my last year in Architecture School at ASU - a University Resource Center. It was inspired by one of my Architectural Heroes, Louis Kahn and his Library at Phillips Exeter Academy. As you will see from the photos at the bottom, Kahn used the round rotunda form in elevation in the center of the building - a very modernist idea. In my project, (see plans and photo of a model) I used the rotunda as a form to join the two wings of the building - the 2-story library and the 1-story administration wing. Both buildings use red brick exterior walls to harken back to traditional style libraries.

Today I am sharing a project I designed back in the 80's, mostly for fun - the Hexagonal Residence, a large sprawling house intended for a hillside site. It was inspired by some of the later projects of Frank Lloyd Wright, as well as by the Chandler Residence, in San Marino, CA, designed by the office of Wm. Pereira, which appeared in the Home Magazine of the LA Times, in 1965 (yes, that Chandler family, then publishers of the LA Times). Both the plan and elevation are measured, then hand-drawn, the plan in ink, the elevation in 2H pencil. I still enjoy the artistic skill of drawing by hand, when I have the opportunity.

Below is a duplex, designed and built in 2009, located in The Village of Corona del Mar, (Newport Beach), CA. The front unit is 1,700 SF, with 3 bedrooms and 2.5 baths, on two floors. As one enters this unit, one turns to the right to see the living room and its fireplace - a favorite scheme of mine to emphasize "hearth and home". All the living areas on the lower level are open to one another, and to the front courtyard. All the bedrooms are on the upper level.

The rear unit is 1,500 SF, with 3 bedrooms and 3 baths (the third bedroom and bath are on the 3rd level).

And each unit has a private garage and carport, on the alley.

The structure is designed in the Spanish Colonial style, with light tan stucco and a red barrel tile roof. And wood shutters enhance many of the windows and doors.

Today, I’m sharing The Villa on Yates, a speculative residence for Villa Nova Development, in Sunland, CA, from 2012. And in 2015, VND asked me to provide similar plans for two more lots on Yates Ave.

The main pad is 10 feet above street level, which allowed for a “tuck-under” garage. One enters into the Foyer/Rotunda with a curving stair at one side, and a view of the Living Room fireplace (symbol of “hearth and home”) from the entry door. To the right is a Study/Guest Room and Bath. Through the arch under the stair is a large Living Room and Dining Room and, beyond, a Kitchen with Nook and a Family Room with a covered deck, overlooking the large rear yard. Upstairs are the spacious Master Suite with a private deck and three secondary Bedrooms with a large family Bath and Laundry.

The exterior is a contemporary Tuscan style, with warm stucco and stone around the rotunda and garage, and a red clay tile roof. As well, there are wrought iron trims and exposed wood corbels under the eaves.

This week I am sharing a small home inspired by the work of one of my heroes, Gwathmey-Siegel, who were able to give Miesian modernism a residential feel with warm, home-like materials such as wood and brick. The exterior is vertical cedar siding with large wood-framed windows. On the first floor are the living areas, a large master suite and smaller secondary bedroom. Upstairs is a study/den, which overlooks the living room. There is a trellis over the porch and a roof deck over the dining room and kitchen.

The finished elevation is at the top, with the floor plans in the middle - hand-sketched and hand-colored; these are surrounded by a collection of black-and-white hand-drawn sketches, which provide views both inside and around the home.

Below is a speculative residence I designed for Bowden Development (Monrovia, CA), in 2006.

Architecture Pacifica - California Design for the Way We Live: The Architect's task is to interpret both the functional needs of the client and their aesthetic desires. As well, this special place called California offers a rich and varied architectural heritage - Spanish Colonial, Queen Anne/Victorian, the Craftsman Bungalow and European Cottages, Mid-Century Modern and the California Ranch House and Contemporary styles, among others - and unique climates and landscapes – ocean, valleys, mountains, deserts – which, when combined with well-suited building materials and systems, all afford a strong indoor/outdoor relationship, so integral to the Southern California lifestyle. In the end, great design is the synthesis of all these things, and it is the mission of architects to integrate all these factors, when designing for the way you live.

Mr. Tœpfer earned the 5-year Bachelor of Architecture professional degree at Arizona State University, 1977; and he has been a licensed Architect in California since 1982.
