Gloss, satin or matte finish?
This is absolutely up to you and your taste. Most finishes can be strong and hard wearing, with a couple of exceptions.
Here are some considerations, however:
Gloss shows more marks and scratches, dust and particles than the sateen or matt finishes. Therefore you should consider things like playing children and inside pets. How low maintenance do you need your home to be? Perhaps the person who will clean the floor needs to make this decision.
I don't recommend the gloss finish in areas where big windows and slide doors are present, as they will show a lot of reflection in the room. Unless, of course, you like this look and this is your goal.
Can any timber floor be sanded?
Well, almost all timber floors can be sanded. In more than 20 years I have seen only a few floors that were too badly damaged, requiring extensive repairs for which no appropriately matched timber was available. Having said that, I have had great success using my skills and experience to repair old floors, sourcing the necessary timbers to match beautifully with the existing floor boards. Not all floorsanders are prepared to take on such highly skilled work that is often very difficult. Much depends on your level of expectation also, as not all goals can be achieved in some particular cases with old floors.
What is the real different between diferent "grades" in timber?
The look and the Price..
We have 3 main grades and the mixture of them:
Select Grade: (to AS 2796)
The features that are present are relatively small and few in number. Irrespective of the species the features although visible do not dominate the appearance of the floor. Can be 30-50% more expensive than Standard grade
Standard Grade: (Medium Feature/Standard Grade to AS 2796)
This grade contains boards that may be moderately featured. Where gum veins are more prevalent in a species, considerably more character is provided to the floor and may look quite dominant in light coloured species. Species in this grade with less gum vein may appear more lightly featured due to smaller features bring prevalent such as those from previous borer activity.
Feature Grade: (High Feature Grade to AS 2796)
In many respects this grade can look similar to standard grade but with features a little more frequent and dominant. Can be 30-50% cheaper than standard grade.
Sometimes available even cheaper than the Feature grade under different marketing names like "Utility grade" . This grade can includes any similar coloured timber with lots of featured pieces in any (short) length.
