House prices have risen for the third month in a row, according to new figures from Halifax. The bank said the average cost of a UK home was £287,105 in December. The figure is up 1.1% from the month before and is also the highest level since March 2023.

Divorce Law in England and Wales changes today.

Divorce approaching - Market or current RICS Valuation Report Required!

Divorce: no-fault divorce starts 6 April 2022. ... The changes are the biggest shake-up of divorce laws for 50 years and it means that from 6 April 2022: married and civil partnership couples can obtain a divorce without having to blame the other party. Decree Nisi is no more – the 'Conditional Order' is new.

From April 2022, if a wife wants to divorce
her husband, she now can, even if he objects.
The wife does not need to apportion blame.
(Or husband, the wife)

From April 2022, if a civil partner claims
the marriage has irretrievably broken down,
the marriage can be dissolved, without
the consent or blame of the other person.

Corinthian Surveyors attended the RICS Valuation Conference on the 27 & 28 April 2022.
Interesting fact:

EPC rating will affecthouse prices.

A good EPC can certainly improve saleability of your property to potential buyers. This is because energy efficiency means lower bills.

Studies by both the UK government Department of Energy & Climate Change, and an independent study by MyMoneySupermarket have shown how much an EPC can improve the value of a property. In fact, the average English home could increase in value by up to 14%, if improved from a G rating to D.

When you get an EPC completed on your property, recommendations for how to improve it are included on the certificate itself.

If you’re looking to sell at the best price, its worth discussing with Corinthian Valuation Surveyors
whether they think the recommended upgrades are worth considering.

Qs. At what time in a property purchase is it best to have a survey carried out?

A. Instruct a RICS survey to carry out the survey a week before you exchange.

B. Instruct a RICS survey at the earliest opportunity in the purchase process.

C. Don't have get a RICS survey prior to purchase.
