No "down time" for us this week. Rebuilt the entrance to be more welcoming and to provide more shelter if it rains. Installed cabinets and counter tops in the laundry room. Added a gate on the top deck to keep the kids in (or out, your choice lol). Put the tv on the wall in the game room to increase surface space.

And added a wall of fish to the carport!

Enjoyed dinner at NC Coast this evening. It was 42 degrees in OBX and the patrons were dressed like it was a ski lodge!

We were lucky to find a few days to enjoy Duck again while we can pretend it is summer. Ophelia is long gone and all is well.
Thank you to our summer and early fall tenants for treating our home away from home so respectfully! After a rocky start this spring, we especially appreciated our guests who patiently dealt with the demise of the dishwasher in late August. When we learned the pump failed we ordered the replacement for the next day. As much as we love the vendors that support us, next day in OBX means next week in general :) ;) .
We have our eyes on 2024 and are truly excited to be working with BeachRealtyNC.com!

Downtime Abbey has hired Beach Realty beachrealtync.com as our new management company for 2024. We expect to be live on their website by late Wednesday or early Thursday. They have been given your contact information so look for an email very soon about 2024 bookings. 2023 guests will be given first dibs but will have to sign up quickly.

We hope this transition is positive for all involved! I understand Twiddy has been in contact with some of you. They are still our management company until September 10. They do not have anything to do with 2024 rentals.

Due to a water main break in Southern Shores, Duck is experiencing low water pressure. Please conserve water through tonight so that our water tower can be refilled. Per Dare County, the water is safe to drink.

NC 12 is currently closed for repairs in Southern Shores. Please avoid unnecessary travel south of Duck. Updates on the road closure can be found at https://drivenc.gov/.

Spent a few days finishing up our winter projects. The bedrooms all have new windows and sliders now. The second floor bedrooms are all freshly painted and squeaky clean Just a few more weeks and it will be time to get the pool opened!

And we are allowed to put our colorful comforters back on!

Of course it is time to work on the house. We repainted the first floor, it's been 5 years!

Our contractor began replacing the rest of the windows and sliders. Although the wind is strong tonight the rooms are quiet and draft free. Kind of boring but we like to make sure the house is always in great shape.

The new cushions are done! The planters are full of flowers and herbs. Help yourself to the herbs when you visit. Mint, basil, parsley, cilantro, rosemary, tarragon!

Accomplished a little sunburn in March!
New washing machine. WAY quieter.
Almost finished a little more landscaping out front
Completed building a new grill table with a little shade! Our check list is almost complete. Did we forget anything?

Our winter work week at the beach house is wrapping up. What"s new? New windows on the south side of the house and a new slider in the living room. New carpet in the living room and ground floor master. A new outdoor dining table by the pool and some Adirondack chairs for the top deck. These great benches with drawers for the bunkroom (we've been looking for these for 2 years). The top deck got a new top rail and our big job was replacing the front stairs to the 2nd floor deck. Of course all of the customary paint touch ups and cleaning everthing. We're ready for spring anytime now!
