February Property news letter

TWIA completed a second damage assessment of the building mid January and we are looking for an improved report.

D&C Fencing has nearly completed the repairs and or replaced the down fence throughout the property.

Micro Air has completed and passed 4 of the 5 units inspected for organic growth, 2 of the unit was Sundial 1402, 1003 . These unit are ready for rebuild.

Southern Industry is currently working on rebuilding G1 and the office arears.

TC Tech System is programming the new phone system and checking line access.

ICR Technologies is currently digging trenches to run new cable for the camera system.

Scaffolding is being installed up the front of the building to replace the elevator roof.

January 2018 Property News

Southern Industry is working on removing compromised sheetrock from the roof drain leaks in the 2 bedroom unit and then will continue working in those 5 unit following Micro Air recommendations.

The contract with ThyssenKrupp to repair the elevators was signed mid Dec after the Boards approval. The deposit has been paid and the parts have been order, so the 4-6 mouths time frame has begun.

The proposal for the fencing has been signed with D&C Fencing and we are looking at mid Jan to start.

The Proposals for fire alarm system have also been signed and they are scheduled to start the end of Jan.

Longhorn Electric is currently working on outside electrical issues with the pool, hot tub and the front of the building.

The security camera repairs are schedule for the middle of Jan.

The Board has given the go ahead for Southern Industry to start repairs on the ground floor, which should be starting within the next few weeks.

We have a 5 year contract with Spectrum for cable and internet therefore, CCMS is working with Spectrum options and or additional credits.

Children are currently not allowed on property for safety reason, the property is considered a construction zone.

As per a visit from Corpus Christi Fire Department , We are on fire watch 24/7 and NO OCCUPANTS are allowed ,

Sundial’s owners things are not going as fast as we would like them to. I talk to RCI this morning and they have frozen Sundial till June 1 of next year that been said you cannot deposit week 1 - 21 of 2018 with RCI . Sorry for the bad news

NOTICE: to all owners: The Corpus Christi Fire Marshall has initiated a Fire Watch at Mustang Towers until fire alarm system repairs can be completed and approved. Owners are not allowed to stay in the building until this fire watch is lifted. We will notify owners when occupancy can be allowed.

Mustang Towers

We are working on completing the demolition “Phase 1”. Once the damage assessment from the insurance company has been reviewed by CCMS and the Board, each owners portions of the assessment will be forwarded on to them.
“Phase 2” the rebuild can begin, once money’s are in place and the building has been cleared to do so with a final inspection rechecking for organic growth.

As per a visit from Mr. Honeycutt with the Corpus Christi Fire Department, we are on fire watch 24/7 and no occupants are allowed, with the exception of the 2 fulltime residents, until the fire watch has been lifted. During working hours the staff is taking turns with the hourly inspections and the security company is inspecting after hours.

Maintenance as cleaned and painted the trash room. They are replacing light fixtures and water sprinkler heads as needed. Longhorn Electric and Jet Pools are working on getting the pool and hot tub up and running.

On day 4 working on Texas Wind storm reports and emailing to Sundial new adjuster. First one quit and didn’t tell me , having to start all over with more detail and pictures.

A week before Hurricane Harvey Mustang Towers board gave me the OK to paint an update Sundial lobby and make it more inviting. I was so excited now this is what’s left of it , Time to start over.

Britney and I have been working at the condo Inspecting every condo removing all the vent a hoods and stove and testing and taking pictures of more damage walls, The removal guys will start tomorrow removing walls and cabinets. We have 203 as are little Work room ,we got all the seawall off the sliding glass doors and clean the glass and debris off the Balcony ,, we will continue cleaning balconies.

Spent the day taking all Sundial files back to the condo and putting them back in file cabinets. All the files I use on a daily basis will stay at my house. Tomorrow Sundial board members will be going room to room and making a inventory of all the things that we need new so we can hand the list to the Insurance adjuster. Sundial President Henry Fey meets with me ones a weeks and walk the condos with me.

Through all the craziness of the hurricane and not having power for two weeks at the condo I was able to save Mustang Towers fish I brought them home to live in my pond, 😃

This is a very exciting achievement and is a true testament to the type of vacation experience that you and your staff consistently provide the RCI members that exchange into your property, which is very much appreciated. A lot of hard work goes into such an achievement, and I applaud the entire team! Please pass along my sentiments and appreciation for a job well done to the resort staff.

This is exciting for Me and the Sundial Staff we have work hard to get this Award , I know this down time going to hurt us but Sundial Condo and Mustang Towers building is going to look more inviting and much nicer after it all done , it just going to take time. 😄

Today a busy day at the Towers all Wet sheet rock has been rip out of Sundial condos ,all AC are running and keeping the condos cool ,, We still don't have elevators and it not safe for owners to go out there.
