ld. The property is located in the village of Godshill which is on the very fringe of one of the quieter parts of the New Forest. It's located down a private lane and shares it's enviable position with a working riding and livery stables - Arniss Equestrian. The house has been designed and equipped with comfort and luxury in mind. There are Smart TV's and Sky in both the lounge and conservatory. The lounge also benefits from a wood burning stove which means it's warm and snug in the winter months. There are two Bose speakers to fill the house with all your favourite tunes and WiFi throughout. The fully equipped kitchen includes a large range cooker, microwave, coffee maker and kitchen gadgets for all your self-catering needs. The ground floor also has a large cloakroom, with separate toilet and utility area with a washing machine, tumble drier, iron and board and 2 large sinks. So whether it's a muddy walk or a trip to the beach you can return and unload or even wash the dog! There is games room with a multi-function games table offering table tennis, pool or air hockey, a TV with built in DVD player and play station 4 and finally a large selection of board games to keep you entertained. To complete the ground floor there is the first of the double bedrooms with en-suite shower. This bedroom has a dressing room area which can accommodate a cot. Being located on the ground floor it's also perfect for guests who have limited mobility. The first floor has a further two double bedrooms with en-suite showers, and a large family bathroom. Leading off the landing is a passage to a twin bedroom and stairs leading to a second floor loft area. The loft has four single beds making it the perfect room for the kids to sleep and offers stunning views of the New Forest. All the bed linen is of high standard with Egyptian Cotton towels provided throughout. The double bedrooms offer bath robes, slippers and every bathroom has complimentary toiletries. Outside there is a gas BBQ and patio with seating for twelve for summer alfresco dining. Private gardens, the use of the paddock and ample space for four cars completes this stunning new holiday let! We will accept up to three dogs but we do ask that they do not go in the bedrooms or on the furniture. Please indicate the number of dogs on the booking form. Prices are based on twelve people but we can offer discounts out of season for smaller parties and couples. Please email for a quote. Beautiful walks, cycle routes and horse riding (extra charge) are offered literally from the doorstep with two pubs within walking distance. It's almost a given that you will see the deer that graze in the surrounding fields. Arniss Farm House is also only a short walk to the famous Sandyballs Holiday Village - Sandyballs has bike hire (discounted rates for Arniss Farm House) as well as a host of other activities and facilities. The town of Fordingbridge is a short drive away which offers supermarkets, shops and a selection of pubs and takeaways. Further afield you are spoilt for choice - whether it's a trip to the beaches in Bournemouth, a cultural visit to the beautiful cities of Salisbury and Wi******er or a shopping spree at the West Quay shopping center in Southampton - all are within easy reach. Some key attractions nearby, worth noting, are Paultons Park & Peppa Pig World, the New Forest Water park with its huge Aqua Park and Longleat Safari park. You may of course simply wish to lay back and enjoy the beautiful surroundings at Arniss Farm House.
