So that’s right almost every single weekend, we move out of our house into a small Airbnb cottage and hand our keys of our forever home over to 20 perfect strangers!
When we struggle to get a buyer for our house, we rented our large home out on Airbnb as a stopgap. We soon realise that we had got a house that people loved and would pay good money to come and spend the weekend in. They all told their friends and word spread wide, and far that we were the best luxury holiday home in Yorkshire.
Everybody said it wouldn’t work, but we proved them wrong and it’s been running for years now. During Covid we gave up our small rented property and decided to explore the local area by renting small Airbnb cottages. We loved it so much that we decided that once Covid was over that we would continue this trend.
Not only does this mean we get to stay in a different village each week and a different Cottage . But we’re also helping out the local community by putting money back into the area. We always book direct with the owners so that the money goes directly into their pocket rather than to these big faceless companies.
We also donate £1 for every single person that stays at our house to a local domestic violence charity.
It might not be something that we will do forever, but at the moment it really suits our lifestyle?

It’s paid for my children’s education and their University fund. As well as some really special family vacations. I’ve been able to work from home and spend time with with my kids as I’ve been growing up.
They are both studying event management at university so they can come and copy my business model and generate a passive income for life. Although I think they prefer to follow in their fathers footsteps and get into festivals in nightclubs 🤣

Not only is it cheaper to book quality Airbnb accommodation, in low season i.e. autumn/winter but it’s less stressful, easier to budget for and your guest list will have better availability!
I know it’s not the norm, but having a Hen Party more than six months away from the wedding is actually a real joy. All the good stuff always gets bunched up between May and August in everybody’s calendars. The holidays, the day trips, the family get-togethers, barbecues, school fates, camping, baby showers, christenings, school trips, kids off school, weddings & Hen Parties. Which means when you select a date for your Hen Party , you’re likely struggle to find a date where everybody has an available weekend! However as we enter into autumn, peoples diaries become less chaotic until well into December and the festive activities. Don’t forget in January and February everybody has a big lull where they just want to hibernate, to me this is a perfect Hen Party period, people have gaps in the diary and are keen for fun get togethers.

Why adding house rules actually increased our Airbnb holiday home bookings?
When we first tightened up our house rules, we were worried that we might lose some bookings.
Amazing, the absolute opposite happened. We start attracting more people.
The right people who were excellent guests, loved our home, who are happy to pay what it’s worth, left the place immaculate, always give brilliant reviews and recommend Norfolk House in Yorkshire to all of their friends.
Why did this happen? Surely the more rules the less likely people want to come and stay?
Well, to be honest, most large luxury, Group Accomadation properties have exactly the same rules, but they are not upfront about it, and will often let groups book before telling them what they can and can’t do after they confirm.
We decided honesty, was the best policy as we sadly experience a couple of disasters in the early days.

After hosting over 500 Hen Parties here at Norfolk House in West Yorkshire. We know the highs and the lows only too well. Every time we/or our brides hit a bump in the road we use this information to try and help our Bride ‘s hen do weekend planning to be stress free.
When choosing your bridesmaids, think carefully about who will stand beside you and support you not just for the wedding, but also through the Hen Party, pre and post wedding.
You may be surprised that the ones you thought would be there for you suddenly become distant. We heard it firsthand from Alex @brideinmind when her bridesmaid failed to show up for her, she decided to do something radical. She removed that person from her wedding.
That might seem harsh, but having negativity right at the centre of your planning can really ruin your whole experience.

Adding some extra sparkle to our dining room for Christmas!
Super simple, I’m just adding some battery operated fairy lights to our existing pampas grass display.
Trying really hard this year, not to spend any money on plastic tat. As a sustainable Hen Party venue, we pride ourselves on making sure that we consider every thing we offer.
That was one of the reasons why we decided to do a permanent decorative insulation in the dining room. If I’m honest, it started off as a deterrent to stop people sticking stuff on our walls. But then we realised because these rooms are large it’s really is difficult to get an impact with a small balloon arch, bunting, or any regular decoration.
We knew that if we decorate this room, stylishly than our guest wouldn’t have to add anything to them. I have to say I’m a bit of a perfectionist and so what started off as a small pampas grass project became a huge insulation over the fireplace, chandelier and the dramatic table settings.
The question we always get asked is ….we want to try and re-create the room in some of your pictures who did the room? Can we hire them? How much will it cost?
Our guests are always surprised when we tell them it’s here for free & is a permanent fixture.
In return, it means that we have so much less wastage, especially of decorations and balloons. You really do not need anything else in this room.
We’ve also had a decorations to our main party room too.

I’m trying out some crafty activities for my wellness weekends in 2024.
This pottery painting session with the lovely Viv @daisyrootsceramics was so relaxing and therapeutic. There’s something amazing about switching off and just been in the moment.
I think this activity would work really well, when paired with a wellness program?
The colours appear brighter here, they’re actually be navy, dark, green and a very dark pink. I left the pot at the studio and Viv will glaze & fire it over the weekend.
I will be looking for a local ceramicist as I would want my guest to receive their pots before they check out. Can anyone recommend anyone locally?

I started The Scarlet Hen at Norfolk House in 2016 after life changing turn of events. Norfolk House is our forever home, but after a change in financial circumstances, we were desperate to sell it.
We couldn’t find a buyer, and we had no choice, but to think of another way how to make ends meet.
That Christmas over lunch, my good friend @gillydasilva suggested that we rent a house out on Airbnb. I said absolutely no way…how would it work? Where would we go? How would we get the house guest read? Where would all our stuff go? Who would want to visit Huddersfield? there’s so many things that need to be fixed? What price would I charge? Who would clean the house? How would I advertise? How would I monitor? What about health and safety? What about customer service? What about bad reviews? What about bad guests ? What about people wrecking her house? What about fake bookings? What about party house bookings?
She said what are your options… We didn’t have any. We lowered the price of a house and we still did not attract any buyers. Nobody wanted a house this large in this area. They also did not want to take on the responsibilities of a listed building and mostly were worried about the energy costs.
So I deliberated and procrastinated, and then I decided what the hell let’s put it on Airbnb and see what happens!! I woke up in the morning to 6 new bookings from people wanting to have a Hen Party or a birthday weekend.
Then the panic setting about all the above. However, I didn’t have a choice I had to do it. I’ve got the bookings
