With negotiations having started early summer 2023, I am now pleased to have transacted on another freehold block in Dulwich SE222, south east London, consisting of four units.

We saw a great opportunity here and were able to acquire this swiftly despite the property being underlet, in need of refurbishment and requiring some TLC! Works have already commenced and our team are have negotiated a 100% rental increase.

A RICS surveyor has valued this at a 60% increase from purchase which goes to show that despite taking a view on matters in a bleak market, there are still deals to be done.

Unfortunately, this summer we did not get a chance to dive into a pool or enjoy a sandy beach. However, we did manage to transact on a small portfolio in South West and South East London!

The portfolio comprised 5 properties, two freeholds and 3 leaseholds, all tenanted. The portfolio provides capital appreciation and when purchased below its average capital value, makes not going on holiday okay! All five were exchanged and completed within 21 days.

Pleased to now have this exchanged! It was August 2021 when we were introduced to a large residential portfolio being sold and we had agreed to acquire the majority of it.

This building was the last within the portfolio. A large and attractive, semi detached freehold building located in South East London consists of two large flats. With potential to reconfigure into four units.

We have finally exchanged contracts on a property in Brixton. We had agreed this sale at the end of Feb 2021 and it took over one year to finally get it over the line! Despite having the property revalued a year later from the vendors, we were able to agree, we were able to structure a deal that made the vendor happy. Persistence and consistency was key to this transaction.

We are delighted to have now exchanged contracts on a consented site in Tooting SW17.

The site consisted of a number of garages at the rear of a residential block of flats. With such a constrained site planning was challenging but the team have done exceptionally well. This new built development will consist of five high end luxury flats, all with amenity space and landscaping. The five units shall consist of 3x1 beds and 2x2 beds.

We are looking forward to seeing this one built out early January 2022 with our JV partners Woolbro Homes, TA Property Group Limited, Mehan Property & Investments.

Exchanged!

We were first introduced to this property in November 2019, agreeing to acquire the site subject to planning being approved.

Fast forward to January 2021, planning was rejected. However, we agreed to acquire the site on an unconditional basis.

After 6 months of negotiations, agreeing terms and legals we have now exchanged contracts on an unconditional basis. Being located on Welling High Street, neighbouring major supermarkets and within walking distance to the train station this will make a great development site.

I want to thank for the uncountable hours he has put into this deal and for the legals. My first deal with both and looking forward to doing more.
