Welcome Sean O'Brien, Grants Specialist!

Sean O’Brien has a background in the nonprofit sector in grants management, database administration, and nonprofit operations. Before joining Kim Joyce & Associates, Sean served as the grant writer for a nonprofit organization dedicated to youth workforce development in Cleveland, OH. During his time there, Sean worked to streamline grant processes and generate new corporate and foundation prospects.
In addition to his work as a grant writer, Sean is a certified Salesforce Administrator and believes data is a crucial element in conveying an organization’s impact and narrative. Sean also serves on the Associate Board of America SCORES Cleveland, a nonprofit focused on empowering young people to succeed through soccer and writing, and the Advancement Committee of Incarnate Word Academy, an Independent Catholic School in Northeast Ohio.
Sean holds a Bachelor of Science degree in Sport Management from Mount St. Mary’s University. Beyond his professional commitments, Sean and his wife, Nicole, reside on Cleveland's west side, where they share their home with their dog, Max.

Grant Spotlight - Continuum of Care (CoC) Builds (HUD). This targets efforts within CoC geographic areas to address and reduce persons experiencing homelessness by adding new units of permanent supportive housing (PSH) through new construction, acquisition, or rehabilitation through one-time CoCBuilds awards under the CoC Program. Through the CoCBuilds NOFO, HUD is encouraging CoCs to leverage funds provided for construction, acquisition, or rehabilitation of new PSH units with other funding sources to maximize the amount of housing that can directed to meeting the needs of individuals and families experiencing homelessness. PSH is permanent housing in which supportive services are provided to assist individuals with a disability and families where at least one household member has a disability and is experiencing homelessness to live independently.
Additionally, no more than 20 percent of each award may be used for other eligible CoC Program activities associated with the PSH project (e.g., supportive services, operating costs (Section IV.G.3 of this NOFO)), and no more than 10 percent of an award may be used for project administration. Opened 7/19/2024 and closes 11/21/2024.

Welcome Damian Gudiño, MPA, Senior Grants Management Specialist!

Damian Gudiño has nearly 10 years of experience working with nonprofit organizations, institutions of higher education, and state government. Throughout his career, Damian has worked on initiatives related to youth/adult education, community outreach, programming, workforce development, and other employment services for vulnerable populations. In his most recent role, he managed over $140M in federal funding as the pass-through entity for the State of Arizona. In this role, he worked with a wide variety of grant entities including nonprofit organizations, community colleges, universities, private charter schools, local education agencies, state and local government to provide best grant management practices, technical assistance, and support. Damian supported over 30 nonprofits, state, and local government entities with their grant program activities related to workforce development, short/long term housing assistance, capital projects, broadband infrastructure, youth and adult educational programming, small business development and technical assistance. He also supported over 150 private charter schools and local education agencies to combat academic learning loss due to the negative effects of the COVID-19 pandemic.

Damian has a BS in Engineering and Master of Public Administration from Arizona State University. Damian’s work experience, expertise, and skill set will be valuable in supporting KJA’s clientele!

Grant Spotlight - Maternity Group Home (HHS-FYSB). The Maternity Group Home (MGH) program provides safe, stable, and appropriate shelter for pregnant and/or parenting youth and young adults ages 16 to under 22 who have runaway or are experiencing homelessness, and their dependent child(ren), for 18 months and, under extenuating circumstances, up to 21 months. Service providers must accommodate for the needs and safety of the dependent children to include facility safety standards for infants and children on the premises. MGH services include, but are not limited to, parenting skills, child development, family budgeting, and health and nutrition education, in addition to the required services provided under the Transitional Living Program to help MGH youth and young adults realize improvements in four core outcome areas.
The MGH combination of shelter and services is designed to promote long-term, economic independence to ensure the well-being of the youth and their child(ren). Opened 2/28/2024 and closes 4/28/2025.

Welcome Lily Cormier, Senior Grants Specialist!

Lily Cormier has over ten years of experience volunteering and working in the non-profit sector. After studying Business Management and Marketing at Westfield State University, Lily found her passion working with nonprofits as a grant writer for a federally qualified community health center. In this role, she honed her skills in managing a large grant portfolio, encompassing state, federal, corporate, and charitable grants for a wide range of programs including medical and dental operations, food insecurity programs, size-inclusive care initiatives, insurance enrollment/assistance, and family services programming. Working for a federally qualified community health center has allowed Lily to focus on increasing access to quality health care and reducing disparities created by social determinants of health.

Lily has successfully secured federal grants from agencies such as the Department of Food and Agriculture, the Health Resources and Services Administration, and the Substance Abuse and Mental Health Services Administration. She joined the Kim Joyce & Associates team in 2024 as a Senior Grants Specialist to advance our clients’ missions with a targeted focus on health care and equity and inclusion.

Welcome Ashley Neratko, Grants Specialist!

Ashley Neratko joined Kim Joyce & Associates in 2024 as a Grants Specialist. She is an accomplished grant writer and advocate, known for her diligence and determination to help others. Growing up in a small, rust-belt community with limited resources, Ashley has dedicated her life to recognizing and empowering others. She holds an associate’s degree in Math and Science, a bachelor's degree in Anthropology, and is currently pursuing a master’s degree in history at SUNY Brockport. An advocate for lifelong learning, she is focusing her studies on examining disadvantaged communities and underserved populations.

Ashley’s diverse educational background extensive experience have made her an asset to the organizations she has served, successfully securing vital funding for disadvantaged communities and vulnerable populations including children and adults with special health care needs. She has volunteered in various educational and research roles, created and facilitated educational programs, and developed program curriculum for students. Ashley’s expertise includes grant writing and public speaking, where she enjoys addressing topics such as intergenerational trauma, equity, health, and serving medically underserved populations.

Grant Spotlight - Ryan White HIV/AIDS Program Part A HIV Emergency Relief Grant Program (HHS-HRSA). The purpose of this program is to provide direct financial assistance to an eligible metropolitan area (EMA) or transitional grant area (TGA) that has been severely affected by the HIV epidemic. Grant funds assist eligible jurisdictions to develop or enhance access to comprehensive, high quality, community-based care for people with HIV through the provision of grant funds. The goal is to provide optimal HIV care and treatment for people with HIV and improve their medical outcomes. RWHAP Part A recipients must use these funds to provide comprehensive primary health care and support services throughout the entire designated geographic service area.

Welcome Grace Davis, Senior Grants Specialist!

Grace joined Kim Joyce & Associates in 2024 as a Senior Grants Specialist. She has cultivated a diverse grants background from working with nonprofits, museums, hospitals, and local and state government agencies in Texas, Wyoming, and Nevada. Her mission of uplifting communities through nonprofit work stems from her love of teaching.
Through grant writing in the federal government and nonprofit sectors, she has supported the creation of educational programs and the enhancement of youth-oriented programming. Grace received her Bachelor of Fine Arts from the Art Institute of Chicago and a Master of Arts in Art and Design Education from Rhode Island School of Design. Her interest in the Arts has been a catalyst for providing nonprofits with tailored grant narratives to advance their communities and beyond.

Grant Spotlight - In 2021, HUD launched the Eviction Protection Grant Program (EPGP), a first-of-its-kind federal program designed to expand the reach of legal services to low-income tenants at risk of, or subject to, eviction. Millions of families face eviction each year, whether through formal court processes or through extra-legal evictions. Evicted tenants, especially children, face significant long-term consequences. Yet, most tenants do not have access to legal assistance that may help them reach more mutually beneficial resolutions with landlords or defend against illegal evictions. The Eviction Protection Grant Program aims to help fill this gap. With the infusion of a second round of funding in Fiscal Year 2022, HUD currently funds a total of 21 EPGP grantees providing no-cost legal assistance to prevent or divert eviction and mitigate the consequences of eviction across 19 states. Through this demonstration program, PD&R seeks to expand the evidence base around eviction diversion programming as local, state, and federal policymakers consider new ways to support tenants and landlords and build new eviction systems and processes.

Liisa joined Kim Joyce & Associates in 2024 as a Government Client Strategist 1. She has extensive experience working in state and local government beginning in 2001 at the Arizona State House. While at the House, Liisa developed a passion for the inner workings of state government and working with elected officials. She went on to hold various positions with the League of Arizona Cities & Towns, the State Senate, the Arizona Association of Counties, and most recently, the Arizona Commerce Authority. Overall, Liisa has more than 20 years of government experience.

Liisa earned a Bachelor of Arts in Political Science and her Master's in Public Administration from Arizona State University. In her free time, Liisa enjoys cooking, reading, crafts, and travel.
